⚠️ If we receive less than £1 000 GBP due to exchange rates 💱 or transfer fees (via Stripe/PayPal), we will refund only the amount actually received and cannot cover any differences.
🚭 Smoking & Substances
Please don’t smoke or use drugs in the apartment or communal areas 🚫. Any use or possession of illegal substances will result in eviction and legal action ⚖️ — it’s prohibited by UK law and disturbs our neighbours 😷. Evidence of smoking inside incurs a £1 000 fine 💸. If smoking outside, stay a few metres away to prevent smoke entering 🚷 and dispose of cigarette ends properly 🗑️.

Escort activities are strictly prohibited, and visitors are not permitted during your stay.
⏰ Check-Out
Check-out time is 10 AM. If our cleaning assistant arrives and guests are still in the apartment, extra compensation will be required for cleaning, administration and inconvenience to incoming guests. Each additional hour after 10 AM will cost £50 💰.
🔑 Lost Keys / Locked Out
If you ask us to come and open the door for any reason, such as losing or forgetting keys inside the apartment, a £200 fee applies to cover time and resources.
📦 Forgotten Belongings
If you forget items after your stay and request our assistance in coordinating with the next guest to provide access and return them, an additional £500 fee 💷 will be charged to cover time and resources ⏰.
