Yeah so this place is awesome. First off the lady who runs the Riad is a complete sweetheart and so are the people that work there. The Riad is in the newer part of town and feels extremely safe so I’d recommend that over staying near the Medina. There’s a lot of young people walking around and all the restaurant/bars nearby are really fun. The rooms are a built beautifully, and there’s all the amenities you would expect at a hotel. Breakfast... soooo good... they can also help you book a tour of the Médina at a fair price, so you also feel very comfortable with the person taking you around.

We made the error to check in personally, not thru booking.com. The Sofia Superior Room (for 2 adults and 2 kids) which was listed as 312 € plus 22.50 € in taxes and other costs for three nights on Booking.com was eventually charged for 360 € for hard cash and would be even pricier if we insisted on paying with credit card. Madame owner insisted that was a very fair and discounted price without taxes ... She claimed the price online was 130 € plus tourist taxes and would not be proved otherwise. So man should think it would be wiser to book online. But we heard from our neighbours, that they reserved and paid for the same room (Sofia) and got a smaller room for the same price. So don't believe all the hype online. The owner arranged us a ride to the airport. For 30 € - for a 15 minute ride or 10 km. But the driver was late, of course. The owner apparently thought our requested time for pickup was too early. And forgot to tell us that. It is not nice to wait for a ride in the middle of the night. So we woke her up. Strangely the driver didn't say the famous Moroccan saying: "Vous me peyer." The actual room was quite nice if a bit smelly (that strange smell which decorated all Moroccan rooms). The bathroom was equipped with enough towels, but we had to remind the stuff for toilet paper. Breakfast was okay, but extremely slowly served even for Morocco. The location of the riad is a nice and quiet neighborhood and has a parking space if you come with a car so you don't need to haggle with men in yellow/orange jackets who "arrange" parkings in Moroccan cities.

NEARLY EVERYTHING WAS POOR! We have travelled very widely through many regions of the world over the last few decades and this was the most disappointing place we've ever stayed in. It probably serves us right taking the score at face value and not properly researching the property (where there are bad signs/warnings). IF ANYONE WANTS TO ASK Qs ABOUT OUR EXPERIENCE PLS CONTACT US DIRECT THROUGH HERE OR OTHER TRAVEL SITES. - WE WERE LEFT WAITING AT THE AIRPORT FOR HALF AND HOUR WITH NO RESPONSE TO CALL OR EMAIL.  - THE PHOTOS OF THE PLACE ARE MISLEADING - it's much LESS impressive than the photos suggest. - FOOD IS VERY EXPENSIVE AND UNIMPRESSIVE compared to the cost of eating out at nicer restaurants. - THE PLACE IS LITERALLY IN THE MIDDLE OF NOWHERE FOR TOURISTS. It's so far out that taxis frequently only take you half way and we had to try to find another taxi. - THE BATHROOM SMELLS. After mentioning this a few times it was "reluctantly" fixed although the smell returned the day before we left.  - ALL OUR PERSONAL ITEMS UNEXPECTEDLY TAKEN FROM THE BATHROOM. This occurred 2 days after a half full spray can of deodorant was taken by the cleaner - THERE WAS NOWHERE IN THE ROOM TO PLACE LUGGAGE without tripping on it apart from in a cupboard or on the small hard bench seat or on the coffee table. - THE TV WOULDN'T WORK for 4 days. Fatema didn't even know how to work it let alone fix it. - SAFE NOT WORKING and it turns out that none of the safes in other rooms worked either. The process was ultimately changed and we ended up using a key - NO ROOM KEY GIVEN We had to ask 3 times for a room key over a number of hours before we were finally given one. - WE WERE LOCKED OUT AT NIGHT on the street when the buzzer wasn't answered for 5-10 min until repeated buzzing finally drew a response. - When we went to check out a day early - even though we had paid in full for the following night - Fatima was very reluctant to give a receipt. She never asked for our passports even though we were told by other hotels it was mandatory to get them.  On the positive side the bed was very firm (which we like) and they changed the linen every few days.

I have been to different riads, but this one is the best. Fresh breakfast (would be like a brunch), very calm, and well decorated in a traditional way. Very clean, great air conditioning, free wifi, nice bedsheets. The food is excellent, the best couscous I have ever had for a long time. I still thank my wife for the choice of this Riad. The host is very welcoming. As for the service, it is excellent. I will come back willingly.

We arrived in Riad Raouia and was welcomed by Ms. Fatima in her humble abode. She asked us to sit down in one of her lovely couches and was served with moroccan tea and lukewarm towels (which was what we needed after a very long journey). She gave us ideas on how we can tour Fes given the small amount of time we have alotted in the place. Also, breakfast don’t start until 8:00 but she made sure we had breakfast the following day before our driver picked us up for a trip in Chefchaouen (even if that meant for her to wake up early and serve it to us at 7:30). The breakfasts come in great portions and are served in the patio. She is very accommodating and the location is very quiet given the noise and busy streets of Medina. A very pleasurable stay and will definitely recommend.
