The rooms, especially the bathrooms are extremely poorly ventilated. A basic exhaust fan in the toilet would be really useful to prevent unpleasantness in the room. No night lamps either in rooms with two queen beds, so if kids want to sleep, parents cannot read!

The rooms are sparkling clean, have air conditioning, in-room hot shower, towels, a fridge, soap and shampoo, breakfast and air conditioning — which in my experiences so far is amazing for 400 THB per night (double bed). In terms of location it is not the best location (it is still very central in Mae Sot) but they have bikes for you to use for free which makes it a better deal than a guesthouse better located with no bikes! The staff is very friendly and the breakfast is simple but good (especially for the price). I will come here every time I’m in Mae Sot from now on!

Not a good place for material people. It can only provide bed and breakfast. Rooms are clean but they do not provide living utilities like electric pot or hair dryer. No english speaking staff there but can communicate via google translate. Booking system isn't computer based so there may be some difficulties with online booking. (The recptionist didn't know whether the booked person has been paid or not. She has to cofirm to her boss again). Breakfast is simple, only white bread slice (toaster available), thai style fried wheat ball, coffee and choco drink provided.

Just checked in today lovely clean large room aircon fridge tv shower all for 400 baht a night . Friendly English speaking staff, very close to everything only a short drive to friendship bridge. Will definitely stay again

Gives you everything that's advertised, but it's just a bit lacking in character and atmosphere, staff are pleasant enough but won't interact or engage in conversation or tell you any information about the area, rooms are clean and modern but very sterile a bit like a hospital, also the noise from tour parties that arrive late in the afternoon and early in the morning is horrid, but for a night it's adequate and conveniently placed
