Stayed here for a bit over a month while in the area for work and it was a very enjoyable stay. The building does leak a bit when it rains but the whole place was cleaned up well and very well kept. The staff was wonderful.

My mom sister & I stayed here for about 2 days for a little getaway. It’s not your typical upscale hotel or broken down busted Inn, however this place was very well kept and clean! First Glance/Upon Arrival - There is parking! The lot is huge and offers a lot of space to park, especially for SUV’s. This Inn is in a very quiet area. I noticed trucks pass by often, and my room faced the main road, but I never once heard any noise. Front Desk/Lobby Area: - Staff were very welcoming from beginning of my stay to the end. - Yes, they do take precautions for Covid. Plastic barrier at front desk and the staff were always wearing their mask. - Due to Covid, they provide packaged foods for breakfast (muffins, yogurt, oatmeal, etc) along with coffee, juice, & bottle water - During my stay, I’ve never seen more than 2 people in the lobby area at a time. Rooms/Hallways/Atmosphere: - There are 3 floors in this Inn, elevator and steps included - Hallways were always clean and lengthy, giving space between each room - The room I stayed in was a 2 bed (full size) room. - The AC in my room did work, and the air was clean & did not smell. Gives option for “Fan Only” if you choose - Room was set up with very old school furniture but this is an old Inn, so wasn’t expecting anything modern - Water pressure (big thing for me) was very good! Water turned hot very quickly! - Beds are not to firm, but not too soft either. Just right. **My suggestion if traveling in parties of 3 or more, upgrade your bed size. It is tight for 2 adults in a full size bed. - Housekeeping did come in and clean the room everyday. They were masked as well & very sweet. Location: This Inn was in a very good location. I can honestly say that everything that we needed, restaurants, convenience stores, downtown Newport, supermarkets (even though was not needed for us), was literally 5-10 mins away. Cliff Walk is literally right around the corner along with the beach! All in all, I enjoyed my stay and loved every minute of it. It was nice to enjoy something else than a modern updated hotel. I would definitely recommend to anyone visiting Middletown or Newport.

Was excited to try this hotel for my first stay as a Choice Diamond member. I reviewed the hotel website thoroughly (or so I thought). It gets good reviews and the pictures/location seemed great. I live locally and knew this was decorated in a very traditional New England style. The photos you see online are exactly what you can expect when you stay here (which is why I didn't add new ones). They have two priority parking spots for high tier loyalty program guests. The parking is free and plentiful for the 23 rooms on site. We checked in around 4:30pm. We were upgraded to a King Suite prior based on my status with the hotel chain. The woman at the front desk was very gruff upon checkin. We were the only people at the front desk. I gave her my ID and credit card. She typed away on the computer and then slide a quarter sheet of paper to me that needed initials and our car make, model, etc. No explanation and she talked to me about wifi, coffee and tea as I wrote. Note that this little piece of paper with 7 point font is apparently authorizing them to charge you for the safes in the rooms and tax on top of that. It's not about your car model or COVID at all! Now, this charge info is nowhere to be found on their website nor on your confirmation estimate. I didn't ask for a safe. Didn't use the safe. Nor have I ever been charged for a safe that comes in the room from ANY other property chain ever. Didn't know I would see a "safe" charge with tax on my bill until I was home and received the emailed bill. More on this after I describe the room. We were on the second floor and took the stairs. Room is spacious and exactly what you see in the photos. It was very clean. Website says they rooms have been renovated and I would agree they have been worked on since the early 1900s. There are some areas that are still very dated like furniture which isn't antique it's just plain outdated. The bathroom needs an overhaul. The only light above the sink quit working the second time we flipped the switch. Paint peeling above the shower. There is an unworking fireplace in the room too. The bed and pillows were comfortable though and again it was very clean. The very tall windows in the room are likely over 100 years old. They let all the noise in from the very busy street below. Perhaps the rooms on the south side are quieter, but I imagine they have the same old windows. If you like to sleep in, this is not the hotel for you. Since it was so noisy and traffic starts very early, we went down to see what the continental breakfast was like. We were pleasantly surprised by the coffee, tea, juice, and food selections. We are vegan and they had oatmeal and Bobo's bars/bites which was great to see. They offer trays to carry your items, so we packed breakfast up to the room to work before checking out. Checked out around 10am and the general manager, Molly, was at the front desk. Night and day in terms of personalities from the woman at check in. Molly was friendly and talkative. Keys get dropped in the box and I asked for an email copy of my bill. It came within a half hour and I saw the total didn't match my confirmation which had the room charge plus the local tax. I read "Safe w/ltd Warranty" and "Other Tax" as additional line items. This isn't local tax, tourism tax, etc. This charge is very small money btw. BUT no customer likes to see unadvertised, unwarranted, or extra charges on their bill. I travel a lot and have never, ever been charged for a standard safe in a room. I don't use them and would laugh if a chain I normally stay at put this charge on my bill. That's the thing. Other hotel chains would never charge for this petty thing. This hotel is maybe trying to make or recover money. Hopefully to buy themselves new windows and remodel the bathrooms. I would have let the noise and dated bathroom slide, but the unwillingness by both the GM and Choice customer service to remove the unauthorized "safe" charge made me never want to stay this property again.

My husband and I recently stayed at the Carriage House Inn and we highly recommend it! It is a beautiful old home converted into hotel rooms. It is clean, well lit, has lovely high ceilings and the staff is very welcoming! We had a first floor king size bedroom and it was more than enough room. The hot water and shower pressure were just fine! There is a fairly large deck with tables and chairs for having drinks or food (take out) or just relaxing.

Quiet location. Ten- or less-minute drive to everything in Newport. Staff was very nice and helpful. Their restaurant recommendations were superb. The lobby is nice and cozy and so is the dining area which continues onto a terrace. Our room was large, very clean with comfortable bed. The bathroom was on a smaller side and a bit outdated but clean like everything else. Keep in mind that this is a 2-3 star hotel. One cannot expect the same accommodation as in higher star/price hotels. It is great for this category and price.
