The inn keeper was very helpful and did an excellent job. It was nice to be able to come back to a spotless room every day after exploring the city. As an added bonus the inn keeper knew English so that was very helpful. The location is within a three minute walk to the colosseum, the forum, and train stop. It is right next to street pizza and markets as well as scooter rentals and nice restaurants. We would stay at Nicolas Inn again.

Tim and his wife are absolutely amazing! I loved the evening chats and the personal knowledge of the area. This hotel is the extremely centrally located to 90% of the major attractions, Colosseum, Trevi, Pantheon, Forum and Tiber River are all within a 20 minute walk. Many, many restaurants are within a 5 minute walk. Hotel is dated but extremely clean. Perfect location.

Very nice small boutique hotel Friendly staff very accommodating! My only complaint and not a major one is that it has a very, very small elevator which will be out of service. The entire time that I am here! My room is on the 4th floor and I use a Walker.It may be difficult for me to leave. The staff said they will assist me when I need it! Beautiful little bar restaurant in the basement , where the breakfast is served. Basic breast fest! I would gladly come back to this hotel again

We stayed 2 nights. On the plus side, it's near several Rome attractions, including the Collisium and the Roman Forum, and the hop on hop off busses. But even our walk to Santa Maria Maggiore was only 15 min. Google maps works well to get around on foot! Check in was easy... they asked what time we would be arriving and although we got there early, our room was ready. The front doorbell works! Ring it and the owner comes down to get you! The inn owner was very good at explaining all the locks (there are 3 of them to get into the hotel!) and repeated himself to be sure! Room was clean and relatively quiet. And the AC worked fine although never got real cold. It's an old building so don't expect the Ritz. Lots of restaurants nearby. As others have mentioned, the beds are hard but they all were throughout Italy. The towels were somewhat scratchy but the bed linens were fine. Extra pillows and blankets were stored in a cabinet. If you're visiting Rome to see the sites, i recommend the Nicolas inn!!!
