The unit features a separate living area, providing ample space to unwind and spend quality time together. It includes a comfortable bed, extra single-sized mattresses, a sofa bed, fresh linens, calming minimalist décor, a smart TV with Netflix, fast WiFi, and a dedicated workspace, making it suitable for both leisure and light remote work. Large windows bring in natural light and offer a calming scenic view, creating a cozy and refreshing atmosphere throughout your stay.

Please treat the unit with care and respect as you would your own.
Please DO:
• Keep noise to a minimum at all times
• Use all appliances and furnishings with care ( washer is not for guest use)
• Consume food and drinks only in the dining area
• Turn off the air-conditioning, TV, and lights when leaving the unit
• Dispose of trash properly before check-out — a trash bag is provided
• Inform us immediately if anything is damaged or not working
Cooking Guidelines (Light Cooking Only):
• Light cooking and reheating are allowed
• Cooking with strong odors is not allowed, as these may linger in the unit and affect succeeding guests
• Slow-cooked or heavy meals are not allowed, including but not limited to bulalo, nilaga, sinigang, meat stews, steaks, or similar dishes
• Heavy frying is strictly not allowed and is non-negotiable
Important: The building is equipped with highly sensitive smoke alarms installed by Ayala Management, which may be triggered by heavy smoke or prolonged cooking. Any smoke-alarm–related penalties imposed by building management may be charged to the guest.
Please AVOID:
• Smoking or vaping inside the unit
• Parties, events, or loud gatherings
• Unregistered guests
• Moving or rearranging furniture
• Bringing pets into the unit (Pets are not allowed as per Serin’s policy)
• Flushing wet wipes, tissues, or sanitary items
• Jumping on beds or rough use of furniture
LINENS (FOR 4 to 6-PAX BOOKINGS):
• Extra linens for the 3rd and 4th guests are placed inside the unit
• Kindly use the extra linens and toiletries only if needed
• Unnecessary use of unused guest sets may incur additional charges to cover laundry and supply costs
WIFI ACCESS:
• The WiFi name and password are displayed on the framed house rules inside the unit
SECURITY, FEES & COMPLIANCE:
• Security deposit: ₱1,000
• Lost key: ₱500
• Damages: Charged at replacement or repair cost
• Air-conditioning left on while not in the unit: ₱500 per incident
For security purposes, a ₱1,000 security deposit is required upon check-in. This is fully refundable after check-out, provided there are no damages or violations of the house rules.
⚠️ Important Notice:
Any violation of the house rules may be reported to property management and may result in penalties, deductions from the security deposit, additional charges, and/or possible blacklisting.
CHECK-OUT REMINDERS:
• There is no cleaning fee; however, please avoid leaving the unit excessively dirty
• Place all trash in the provided trash bag
• Ensure all appliances are turned off
• Please message us once you have checked out
Extra deep cleaning due to house rule violations or stained linens may incur a fee of ₱500–₱1,000.
Paid basement parking is available on-site for guests who require parking. Parking is first come, first served.
The unit is professionally cleaned and prepared after every guest to ensure a comfortable and hygienic experience.
