1. CLEANING AND LINEN CHANGES - The charged cleaning fee is for the end of stay cleaning. No cleaning is provided during your stay. If needed, below are the additional charges:
-Cleaning only - 800 THB per cleaning since we need to hire a maid
-Change of bed sheets - 200 THB per bedroom
-Additional towels - 30 THB per towel
2. CHECK-IN/CHECK-OUT - Any other check-in and check-out time would have to be mutually agreed in advance as the condominium may be occupied at that time. Please request at least one day in advance. Unapproved late check-out will be charged at 1,000 baht/hour for the first two hours after normal check-out time. If overstay impacts next guest, will be charged 2x overnight rate + whatever compensation had to be paid to the next arriving guest + whatever expenses we incur for removing you from the property.
For same-day bookings, we need 5 hours to clean & prepare rooms, but you can drop your bags off before check-in time while we prepare the place.
3. It is OK if a few friends gather and not so loud. If there will be noise at night, please close all the windows and doors to seal it, so noise doesn’t leak out. We want to minimize the noise complaints from neighbors.
4. APPLIANCE AND THE ESSENTIAL - Basic appliances and amenities are as described in the Airbnb listing. Appliances are not guaranteed however repairs or replacements will be made as soon as reasonably possible. Internet service is provided as a convenience only and is not integral to the Agreement. No refund of rents for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet.
5. ILLEGAL ACTIVITIES - no illegal activities, including illicit drugs or underage drinking
6. BREAKDOWN AND REPAIRS - If anything is broken, missing, or not as expected please let us know so we can fix it during your stay for you. If we must send a repairman, he will come during daytime hours. In high season, on weekends or public holidays a wait of a few days may be necessary.
7. DAMAGES - Excessive damages to the property including cleanliness, furniture damages or excessive odors, dirt or garbage may result in additional cleaning fees or repair costs. For any missing or broken items, we will charge a replacement cost if the item plus labor fees.
8. ABIDE BY THAI LAWS - All guests must abide by all local laws during their stay. Any evidence of violence, stealing, trespassing, stalking, drugs or harm to the hosts or the property will be dealt with seriously and reported to the local authorities.
9. PERSONAL BELONGINGS LEFT BEHIND -
We are happy to mail back any belongings found at your expense, however are we not liable for any personal belongings after check out. If the belongings are not claimed, it shall be lawful for the Landlord to sell and/or dispose them of and keep the proceeds from the disposal.
PENALTIES:
1. SMOKING - If found smoking or evidence of smoking inside the property, a minimum of 20,000 THB will be charged for deep cleaning, upholstery cleaning, ozonizing, and inconvenience to the next guests.
2. PARTIES - If found or evidence of partying, a minimum of 4,000 THB will be charged for each time.
