Property Policy / Villa Rules

No Events or Parties
Guests are prohibited from hosting events, parties, or activities involving large groups within the villa premises.

Smoking Policy
Smoking is not permitted inside the villa. Guests may only smoke on the terrace, in the yard, or in the parking area. A fee of IDR 500,000 will be charged for violations of this rule.

Pet Policy
Pets are not allowed on the furniture and must not relieve themselves inside the villa. Guests are responsible for maintaining the cleanliness of the villa while accompanied by pets. The security deposit may be forfeited in the event of a violation or if the villa is left in a dirty condition due to pets.

Additional Fees for Pets
Guests bringing pets are required to maintain the cleanliness, safety, and condition of the villa throughout their stay. Additional fees may apply in the following situations:

A fee of IDR 100,000 per soiled area will be charged if pet waste is not cleaned up by the guest.
A fee of IDR 100,000 per item will be charged for additional laundry necessitated by pets.
A fee of IDR 250,000 will be charged if pets are left unattended or allowed on the furniture.
Guests are liable for compensation in the event of damage to the property, furniture, or villa fixtures caused by pets during the rental period. Compensation may take the form of:
Payment equivalent to the value of the damaged item to cover its replacement; or
Replacement with a new item that meets Ālaya’s villa standards.

Damage or Loss of Property
Guests are responsible for any damage to or loss of furniture, fixtures, or other items within the villa during their stay. Compensation costs will be determined based on the type and extent of the damage or loss. The security deposit may be forfeited if damage or loss occurs.

Maximum Guest Capacity
The maximum number of guests allowed is 6. Additional guests will incur a charge of IDR 100,000 per person.

Cleanliness & Villa Condition
Guests are expected to maintain the cleanliness and tidiness of the villa and leave it in a reasonable and proper condition upon check-out.

An extra cleaning fee of IDR 200,000 will be charged if the villa is left in an excessively dirty or messy state, including but not limited to:

Leaving behind excessive amounts of trash.
Moving furniture from its original position.
Excessively soiling furniture or villa areas.
Leaving the villa in a condition that requires cleaning beyond standard procedures.

Late Check-Out
Guests who check out late without prior notice or approval from villa management will be charged a fee of IDR 200,000 per hour.

Photoshoots
Conducting a photoshoot at the villa will incur a fee equivalent to the cost of a one-night stay.
