The house was perfect for our families needs. We are very appreciative that the property was proactive before our travel on how to arrive because the location is not intuitive to get to (mud/dirt roads to get there). The House does not have water or anything when you arrive so be prepared to do a stop at the grocery store for a few basics ( coffee, water, tea, laundry soap, etc). But the kitchen is very clean and well situated with pots, pans, dishes, etc. The property is well kept and very beautiful to sit outside and enjoy the landscape.

Beautiful rooms and scenery of the nature. The unit had a washer & dryer which was super convenient. The property manager was very easy to communicate with he/she messaged through WhatsApp. My only negative review is the location, it’s off road into the nature for a good minute, in which a lot of them are. The off road path made it inconvenient to leave to go to the store.

The host was pretty responsive and provided great information that I needed! We had a minor water leak problem in the kitchen sink that he had fixed the following day. Everything else was awesome! The upstairs bedroom could use a curtain to dim out some of the bright sun and more towels/wash cloths were needed but I’m thankful I bought some of my own. Other than those minor things this bnb was one of the nicest I’ve ever stayed in it’s literally paradise I also loved the locked fence door for extra security! Thank you for accommodating my family!!!

The place was nice but getting in and out was not. Also for a family of 10 you would think there would be 2 parking spots but there was only one. No restaurant on site was also a low. No fresh towels daily or someone to freshen up the place. I would not stay here again.

My family and I stayed here and was really looking forward to it. Downside is, it’s far from Tulum shops and beach clubs/restaurants. The road around the property was run down and unpaved. The entire area around the property is unpaved as the area seems to have construction going on. My family and I did not feel entirely safe as the only locks were on the front outside door and the sliding door. Which means anyone could scale the wall to get past that initial door and see exactly what is going on inside. The villas are not a part of a gated community or surveilled. Once night falls the area feels very sketchy like someone can jump out of the bushes as you try to get inside. Another downside is- My villa was missing curtains in the upstairs bedroom and was missing a vanity mirror in the bathroom. There was also a bunch of single hairs in the bed once the covers were pulled back (letting me know the sheets were never washed between stays). The upstairs jacuzzi tub had old water around the outside of it because of poor drainage and seemed to be a breeding ground for mosquitoes. I expected a better experience as my family and I are avid travelers. The host was very nice and friendly and welcoming but unfortunately due to what I mentioned above I would not stay here again.

The property is just as attractive in person as in the pics. Nice natural light through big windows, landscaping is good, the pool is well maintained, the a/c in each room works well. The location is off the paved roads, so be prepared for a bit of rough driving to find the development. The neighborhood is great, with many delicious places to eat, although the house is a bit far to walk to restaurants for every meal. A car is pretty much mandatory. The WiFi is solid and fast. The kitchen is primitive. Don't go with expectations of cooking anything other than basic meals. There is no oven, the fridge was broken so a second fridge was in the living space, and the kitchen implements were pretty worn out. Silly things like no kitchen towels or face towels were provided. A clothes washer, but no dryer. The water taps for the kitchen sink made load noises intermittently when turned off requiring us to turn off the taps under the sink. There were remarkably few power outlets in the house, almost an afterthought. The water for the soaking tub on the roof smelled of sulfur, so we didn't use it. You MUST have local phone/data service to get location and entry instructions. We were told to use Whatsapp to contact the manager for entry codes, etc. Once we made contact, the manager was very polite but not that helpful. We needed an extension cord to be able to work at the dining table, but they couldn't supply one.

Neglected accomodation. Its a shame branding as "luxury" and having suck a low quality and dirty house for such price is disgrace. The sheets and bedding were disgusting. Stains all over. 2 room smelly one with cigarettes or with cat piss. The whole house were very humid. No spruce of heat or to dry it out with humidifier. Had to go buy bedding from a store cause couldn't sleep on stained smelly sheets and pillows. Very poorly maintained. Nice property by the look but heavily neglected. Also most of the time hot wolater won't work. Do not recommend.
