RENTAL AGREEMENT & VERIFICATION ✔️ A digital rental agreement must be completed prior to arrival ✔️ Must include a legal photo ID and verification selfie ✔️ Must be 23+ to book and check-in ✔️ Failure to complete will result in cancellation with no refund LENGTH OF STAY ✔️ Minimum stay: 30 days ✔️ Maximum stay: 6 months CHECK-IN / CHECKOUT ✔️ Check-in: 4:00 PM EST ✔️ Checkout: 11:00 AM EST ✔️ Unauthorized late checkout/early check-in: $35 per 30 minutes ✔️ Approved early check-in/late checkout: $20/hour, paid in advance SMOKING POLICY ✔️ No smoking or vaping indoors ✔️ $250 fee if evidence is found ✔️ Smoking during stay may result in cancellation without refund PET POLICY ✔️ No pets allowed ✔️ Unauthorized pets: $250 per pet + possible cancellation ✔️ Service animals stay free ✔️ Management may request removal of disruptive animals AMENITIES USE ✔️ Free use of kayaks & bikes (waiver required before use) ✔️ Pool is heated and open 24/7 – use at your own risk FEES & PAYMENT ✔️ Cleaning fee ✔️ Service fee ✔️ Resort fee (covers pool, Wi-Fi, toiletries, etc.) ✔️ Taxes (sales, city, VAT, etc.) ✔️ Some platforms may not include all fees – we reserve the right to collect missing amounts ✔️ All transactions, including refunds, incur a 4% non-refundable processing fee LEFT ITEMS ✔️ $15 service fee + shipping for returned items ✔️ We are not responsible for loss or damage after guest departure WEAPONS POLICY ✔️ No lethal weapons allowed without prior written approval ✔️ Violation = $250 fee + immediate removal ✔️ Approved weapons must be licensed and secured NOISE NOTICE ✔️ Daytime noise (Mon–Fri, 8AM–6PM) may occur due to neighboring construction or maintenance ✔️ No refunds for noise-related issues ✔️ A/C Instructions: Please keep the thermostat set to “AUTO” mode and do not set the temperature lower than 71°F to prevent system issues. ✔️The resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $500 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver. ✔️ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.
