Spent our Christmas/Winter break at Esencia Villa with my family of 5. It was perfect for us! Property matched with all of the photos. Place was clean, beds were super comfortable, AC/Wifi were fine, pool was cleaned daily! Folks/Security at the entry gate were always super friendly, accommodating and very welcoming. As mentioned in other reviews, the area is still developing (but with REALLY nice properties all around, still under construction) so the roads in the area were unpaved and bumpy, some of the largest potholes, BUT, just navigate around them slowly/carefully. We rented a car (highly recommended) and was not a problem driving to the hotel zone (although roads going there are very dark/curvy at night. I, personally would not suggest moped/bike but do-able!). Overall, we enjoyed our stay very much. The walk to La Veleta area (calle 7 sur) was easy, about 15 min. Good selection of small restaurants/coffee shop/pizza/bakery in the area without having to deal with the traffic in the hotel zone or Avenida Tulum. I would come back and tell friends to stay there!

The house is beautiful, cozy, and even nicer than the photos. The bedrooms are spacious and comfortable, and the kitchen is fully equipped. All rooms have AC and ceiling fans, all working perfectly. The condominium is very safe, quiet, and peaceful, with good privacy despite the houses being close together. Waking up to birds singing in the morning was lovely. The concierge, Ludwig, was very attentive and friendly. On the downside, the location is very remote, with an unpaved dirt road. We stayed during Christmas and New Year, and after rain the road had deep potholes, making it difficult to access without an SUV. We were 5 people but only 4 beach towels were provided, and extra towels were not added despite requesting them. Towels are not changed during the stay unless you pay an extra USD 60, which felt unreasonable for a one-week stay. The pool was quite cold due to lack of sun, and the shower design, although beautiful, is not practical and splashes water everywhere. Additionally, the staircase leading to the bedrooms has wooden slats, and when it rains they get wet and become extremely slippery and dangerous. Overall, a very relaxing and beautiful place, ideal if you’re not planning to go to the beach often (about 20 minutes away), but keep in mind that Tulum is still developing, with occasional low water pressure and power outages.

I think the property is beautiful. It’s great for groups and I felt safe. There was security and he was very attentive to us as guests and the area. However, there needs to be better accommodations due to the poor conditions of the roads. Taxis are typically $40 USD round trip to downtown Tulum. The walk wouldn’t be bad if they had a paved road. Also, the property needs to spray for pests. There are way too many bugs. Sure, we are in a jungle but that doesn’t excuse making sure the house is protected from pests. Upstairs, the pests aren’t a problem in the rooms. Downstairs in the common area, these bugs just find any way and reason to come in. Overall, I would stay again with a group but not for any other reason.

We road through rocky dirt roads the majority of the way ti the oroperty. As the van stopped it became clear that we had reached our destination. The look on my husbands face told me that I had failed when choosing this property big time! The homes themselves are well done and decorated nicely. However, food water and any other simple want was a challenge. The expense of getting food or transportation made this a total no go. That along with their being no hot water. The host tried to help me navigate through my stay but with every step requiring an extreme amount of effort or money it was confirmed that we didn’t belong there. A ride to the beach and back was $100 us. At the beach a burger and corn was $65 us. The ride from the airport was $145. The host provided us with water and an app to order food as well as a chefs info. Unfortunately the chef wanted $89 per person for the average meal . Because the surroundings were not developed. there would be no leisure walks to the store. Actually we were not able to find a store or eatery in close proximity that appeared clean and or safe. There was another family there that seemed to be ok. I would say that if you are good at figuring it out, comfortable with finding your way around and are traveling in a group this would be a great place for you to stay. Us being just 2 booked a 3 day stay but left after 1 and checked in to a well known resort to salvage our trip. No refund was given.
