It is well worth spending the extra money and get a room above the 15th floor for a perfect view of the Falls. Be prepared to wait in line for check-in. We even got there early and it took at least a half an hour to get up to the desk to check in because the line was long and they had three people working. There are plenty of restaurants to pick from right in the area and there is an all you can eat breakfast restaurant right across the street. Also know you have to take the tram/ gondola down to the lookout because there are no steps to get there unless you walk clear around several hotels. I think that I would give four and a half stars but not an option, and that one star less were was for the long wait time at check-in.

Check in was fast! They were very courteous and went above and beyond to help with our questions. Our room was clean, tub was huge, the bed was extremely comfortable!!! If you’re going to zip line it’s only 5 min. Away!! Applebees and a buffet breakfast diner is with in walking distance. We did the buffet (12.99 all you can eat) for the convenience of time!! It was good!!

It was as lovely as hoped-for. Unfortunately, the common areas were pretty icky by 5 a.m., both the area around the coffee dispenser and the restroom. People who don't clean up after themselves are everywhere!

This is an older building, however it had all we needed. It was clean and everything we needed. The beds were comfortable. The a/c worked well. Lighting was dim, but with the curtains open in the day, it was fine. We were out nearly all of the days we stayed but it was delightful to come back to a QUITE, comfortable room to rest and enjoy the end of the day. The staff was wonderful. Very helpful in anything we asked. Thank you Oakes Hotel for our comfortable stay.
