-Strictly no partying, gambling or illegal activities. We reserve the rights to remove guests without refund and contact relevant authorities if we suspect of such activities.
-Check out time: before 1100 hours (11:00 am). Late fee RM20/hour will be applied for late checkout.
-We reserve the rights to reject requests for early check-in or late check-out if the unit is not available. 
-Check-in time: after 1500 hours (3:00 pm).
House Rules:
-We welcome you to extend your stay with us by informing us AT LEAST ONE DAY BEFORE. (Subject to availability)
-Trash is required to be disposed of as per instructed by the host or as instruction displayed in the trash room. Leaving trash in the corridor are not allowed. The penalty of RM50 applicable in the offence.
-Smoking inside our unit, including the balcony and any restricted areas in the building, is STRICTLY PROHIBITED. We will not hesitate to apply an RM200 restoration charge for doing such activities.
-Strictly no outsiders allowed in the building without the host’s permission. Please provide the correct amount of guest to avoid disappointment. We reserve the rights to remove people who are not under the booking registration or apply an additional charge of RM50 per person.
-No Durian and Mangosteen are allowed in the building. Restoration charge of RM200 applicable in the offence.
-Follow the rules of building facilities and respect other users when using the common areas and facilities of the building. We are responsible hosts who respect our neighbours, and we require our guests to do the same. A penalty of RM50 applicable in offence of building rules displayed in the building.
-We are not responsible for any belongings left behind after check out. Please take care of your belongings and valuables. For security reasons, our staff are trained to dispose of all guest belongings after check out if found, regardless of its value.
-Strictly no loud music and noise inside the unit or in common areas, especially after 2100 hours (9:00 pm). A penalty of RM50 applicable in the offence.
-The penalty for loss of room cards and keys is RM200 per card and RM80 per key.
-If you have booked a shared unit, please clean up after yourself after using common areas. A penalty of RM50 applicable in the offence.

*Fraud Prevention & Payment Policy*

All booking payments, deposits, or related fees must be made only through the official company bank account bearing the registered company name : “SB PLUS SDN BHD”.

Any payment made to personal accounts or third-party accounts—whether belonging to individuals claiming to be company representatives or employees—shall be deemed unauthorized and invalid.

The Company reserves the full right to cancel or terminate the booking immediately and to seek compensation for any loss or damage arising from such unauthorized transactions.
Even if a receipt or payment proof is provided, or the individual involved is a company employee, such payment shall not be recognized unless it is made through the company’s official banking channels.
