COMMUNITY RULES
Revised - 5th October 2020

These rules are to run in conjunction with, and do not supersede or replace the 43 articles in your Escritura

Swimming pool & pool area.

1. Pool opening hours:- 09:00 am – 10:00 pm.
The pool will be cleaned & chemically treated before 9:00 am on weekdays
2. No glasses or bottles in the pool area. Use plastic bottles or cans.
3. No food in the pool area. This can be picked up on feet and walked into the pool.
4. No smoking in the pool area.
5. No loud music, personal stereos with head sets are recommended.
6. No running, the tiles can be slippery when wet.
7. No ball games / Frisbees etc. in the pool or pool area.
8. No cycling, skate boarding, roller skating or other such activity is permitted in the pool area.
9. No inflatables, surfboards etc. are allowed in the pool except for swimming aids in the form of arm bands & small body rings. (Note:- It is very hard to see a small body under the surface of the water if the surface is partially covered by inflatable’s.
10. Children under 7 yrs old are not allowed in the pool area unless accompanied by a parent or responsible adult.
11. For the above reason the two pool gates are to be locked at all times (on entering & leaving the pool area) to prevent unaccompanied children from entering the pool area.
12. No pets/animals permitted in the pool area.
13. Always use the pool side showers to remove excess sun tan lotions & creams etc. before entering the pool.
14. Only swimwear is to be worn in the pool. Clean ‘T’shirts may be worn to protect against sunburn.
15. Swimming masks & goggles must have plastic face pieces, not glass.
16. Reserving a sun bed for person/s not present in the Piscina area is not permitted.
17. Do not ‘play’ with the mobile seat, it is there to assist disabled persons to enter & leave the pool. It is not a toy.
18. Do not use the pool if you are suffering from any medical problems ie. skin or ear infections, open wounds, plasters or bandages etc.
19. We all like to have a good time on holiday but, please, no late night ‘skinny dipping’. Alcohol and swimming are not a good mix.

Pets
Pets are allowed to stay in apartments only if :-
a. They are quiet and do not disturb anyone in other apartments.
b. They belong to and are accompanied by an owner or a long term tenant.
c. The pet owners, or carers do not allow their pets to foul public areas, solaria, terraces, balconies or any public area.

Communal solaria.

Owners on each ‘Escalera’ are responsible for their solarium. The solaria can be used for clothes drying, sun bathing, barbeques etc. It is up to your discretion whether to allow guests or tenants the use of your solarium. It is obviously a dangerous place for unaccompanied children and the Committee recommends that the solaria remain locked, with each owner being a key holder. Owners on each ‘escalera’ can decide the rules for the use of their solarium.
Community security.
1. Do not divulge the main gate security code to any trade persons or casual friends.
2. Always physically close the main gate and the ‘escalera’ ground floor lobby doors, the automatic closers do not always work.
3. Do not let in any person waiting at the main gate without checking their identity and asking whom they want to see.
4. Owners who rent out their apartment to forward a form, as part of their ‘Rental Agreement’, to their renters, which includes the ‘Community Rules’. The form should also include the Apartment Number, names of their guests, and the agreed dates of their stay. The form is to be signed by the Renter as read and agreed and handed in to the office no later than 24 hours after their arrival.
5. When entering or leaving the garage in your car, wait until the automatic door closes behind you. This will ensure that no unauthorised person can gain access after you.
The building is not fitted with a communal security alarm system, therefore the Committee recommends that each owner fits their own and takes out contents insurance cover.

External communal areas.
1. Do not discard cigarette ends, sweet wrappers etc. Put them in the bins provided by the pool gates These bins are not for household rubbish.
2. No loud music.
3. No music after midnight, even if it is an organised communal event in the pool area, we must respect our neighbours.

Internal communal & private areas.
1. By Spanish law, as from 1st Jan. 2006 this is now a ‘No Smoking Building’. Therefore smoking is not allowed in public areas e.g. The lobbies, corridors, stairwells, lifts or garages. Smoking is allowed only in your own apartment and the walkway between the pool area and the main building.
2. Small bins are provided in the ground floor lobbies. Please extinguish your cigarettes before entering a lobby and deposit cigarette ends, sweet wrappers etc. in the bin.
3. Household rubbish is to be removed from the building and carried down to the large green bins on the road outside the main gates.
4. No solid fuel barbeques are allowed on the 1st, 2nd and 3rd floor balconies because they may cause smoke damage to the apartments above. Ground floor apartments may use solid fuel barbeques but they must be positioned away from the wall of the building and the wind direction checked to ensure they neither upset other owners nor allow smoke to discolour the walls of the building.
5. Do not leave towels or wet clothes draped over the balcony or terrace balustrades. Every apartment has a galleria area, clothes dryer, tumble dryer and a shared solarium to dry clothes. Leaving towels and wet clothes hanging over balconies detracts from the look of the building and is an eyesore.
6. No loud music or loud TV’s after midnight. Also, owners requested to fit cushion pads to the legs of all moveable furniture to reduce internal noise to the minimum. Please respect your neighbour.
7. Residents who use the ‘Garage Area’ are respectfully requested to keep the noise and exhaust fumes from their vehicles to an absolute minimum, to avoid disturbing neighbours who have private quarters near the gate area.
8. Communal areas must be kept free of all objects.

N.B. Any of the proposed rules can be changed by a resolution supported by a majority vote at an Annual or Extraordinary General Meeting of the owners.
