Excellent location. Though on google maps several places with the same name pop up to put in the exact address. Slight confusion over check it but resolved even though we were calling late at night. Bed looks directly out onto the canals and massive room. Gorgeous balcony off the shared living / kitchen area which was always empty anything. Would 100% stay again

This was the perfect and ideal spot to experience Venice in the way you’d imagine. Multiple windows to look outside and watch the gondolas, water taxis and boats going in multiple directions. Nice to watch with a cup of coffee. You can even open the windows and get a better view of the canal and yes people are taking photos a lot so there is some attention but we didn’t mind because you can closet the curtains. The location is ideal especially if you are arriving by the train, it’s a short walk to get there even with our handful of bags and suitcases so it was manageable compared to other location where you need a water taxi and have to trek. The directions that were sent with the exact location and instructions to get in were so simple and easy to navigate through so that was a huge relief! I loved being in that location because it was easy to walk to countless restaurants, cafes and shops all within a minute and then close to the major pathways / bridges to cross all around Venice. The AC worked perfectly and made everything so comfortable. Especially when the open air from the windows can be a bit ocean smell from the sea moss and gulls around. The cleaning staff were very friendly and professional and tidied the room everyday. The bathroom was modern, clean and very spacious which every one loved. Overall I feel this was the perfect, and ideal spot to experience Venice in comfort, safety and affordability. Would definitely stay here again! 10/10

Everything was as stated. Room was small but quaint and perfect. Even in winter we enjoyed the balcony and the fact we did not have to carry our luggage far from the train station and over the bridges! Communication was top notch!

AC works great, the common area has great view to the Canal and I really loved it. The location is excellent, less than 10 min from the train station and close to shopping/dining but the house was greatly quiet.

運河が見えるホテルを探しましたが、どこも高額すぎるためアパートタイプのこちらの宿を予約。シャワー、トイレ、エアコン環境は快適、ミネラルウォーター、ネスプレッソカプセルのサービス、冷蔵庫、シャンプー、ハンドソープもありました。ベッドから運河見え、のんびり過ごすことができました。駅から近いため、人混み感はありますが、橋を渡らなくてもホテルにたどり着けるため、ホテルまでは大きな荷物があっても問題なくたどり着けました。難点はホテルにはエレベーターがないことのみ、しかし室内で1階あがるだけの階段のため、エアコンも効いているので、ゆっくり運ぶことができたので、大きな問題ではありませんでした。余裕を持って72時間前までに利用税や、賃貸契約の手続きを済ませるよう、オーナーさんからメールが来ていましたが、旅行中のため全くチェックをしておらず、ベネチアへ向かう電車の中から連絡を取り、バダバタな状態でしたが、滞りなく手続きをすることができました。最終日はチェックアウトは10時ですが、その後ホテル内の邪魔にならない所に荷物を置くことも、許可していただき、終始とても快適に過ごすことができました。

Excellent location right by the train station, so we did not have to struggle or take a water taxi with all of our luggage. The property manager sent email communications with clear instructions. The room was clean and spacious!

Great location and spacious unit. Beautiful views of the Grand Canal from our suite. We requested extra pillows and new batteries for the tv remote control and tried several times to reach the property manager but did not receive any response.

We never saw or talked to a host. No instructions in the room regarding who to contact with problems/questions. Room was quiet and good sized but sparsely furnished. Appeared to be in need of a good cleaning. Black spots on the window sheers -hard to tell but possibly mildew? Multiple stains in the shower, glass door and toilet could be due to hard water but wonder if some cleaning products could remove the stains. The fridge did not seem to work no matter what setting we tried. A.C./heat worked inconsistently. The T.V. remote was solar-powered but even after leaving it under lights it did not work most of the time. The downstairs common room had a nice view of the canal. Great location and appreciated how close it was to the train station.

Property and room was decent (nice enough I guess if you’re looking for a basic room), but probably wouldn’t book again. Room was spacious and good canal views, but nothing special about the room itself in terms of aesthetics. Bathroom was modern and clean except edges of shower looked gross. Rug in the room looked dirty. The common sitting area with little canal balcony was nice as well. A little hard to locate on Google Maps, but once you do easy to get to. They didn’t set up the pullout digs for us knowing we had 4-person occupancy in the room - just left sheets for us to do it ourselves but then asked us to empty all the garbage bins before checking out. Door codes make access easy.

The room was satisfactory enough. A few things to note, the shower was a bit scary for safety reasons. Almost fell a few times because of the weird gap between the shower and bathroom floor. Also, there was no place to put luggage or hang things. The room was very bare and not very functional. The bed was not really comfortable either. Otherwise it was in a clean, safe building, close to the train station and was satisfactory.

I didn’t even check in because I received check in instructions too late. Suppose I should be able to check in at 3:00pm, but I got the instructions after 5:00pm. I got there by 1:00pm, and I found that is an empty house. No one was inside. I tried everything I can to contact them. But they all failed. I waited until 4:30pm. I don’t want sleep on the street, so I found another hotel and checked in. It is really a terrible experience. I deserve a full refund.

It’s a scam. The name "Palace canal view hotel" doesn't exist on Google maps so when we arrived near the said address on the website we couldn't find the property and we had to keep searching the property for about an hour with luggage and kids. We had to call the property. Communication waas terrible! Lady on the phone was not polite. During the phone call, the lady said that we had to check in first and then only she will provide the directions to reach the property. The check in was extremely frustrating where you had to verify identity in which you have to send all the details and passport photos of all people teaveling with you. I had to do this with my luggage and my family standing in the middle of the road and filling out every detail for almost an hour. When we asked the lady on phone why check in steps were not sent on the email or SMS earlier? she said saying she had accidentally sent it to the wrong number because of this we had to suffer even though it wasn't our fault and was hers. I did all that but their website doesn't work at the end. It just refreshes and goes back from the beginning to where you have to put all the details of travelers and take a photo of all passports. frustrating! Finally after completing this lady on the phone just sent us the code for the main doors of the property and no code for the room number. There was no one on the proper and we couldn’t get in the room. Lost all money and needed to find other hotel at midnight.

TOURISTS STAY AWAY PLEASE. Communication is so terrible! Lady on the phone was not polite at all and phone signal is very weak! When we arrived there, no person in charge is on site. So we had to call them and during the phone call, the lady said we had to pay tourist tax first. After that, they will send you a link to verify identity in which you have to send all the details and passport photos of all persons teaveling with you. I did all that but their website doesn't work at the end. It just refreshes and goes back from the beginning to where you have to put all the details of travelers and take a photo of all passports. It was so frustrating plus having a clerk who wasn't willing to help you at and just told us "I can't help you." End of story, we had to find another hotel to stay because this place lacks the information you need prior to getting in. Our stay was fully paid. I had to file a dispute from my bank because of so much frustration this place gave us.
