1. The guests shall book the villa via https://www.agoda.com/, which subjects to its availability and the host reserves the right to reject any bookings for any good reasons.

2. A deposit of RM200 will be collected before check in and is refundable after you check out.

3. Check-in time –After 3pm. Early check-in is subject to its availability.

4. Check-out time – 12pm. Guests who fail to check-out by 12pm will be charged with an additional rate.

5. Lost key will be charged at RM200.

6. Guests are not allowed to shout or make loud noises outside the villa.

7. Please lower down the voices when doing outdoor activities at all time.

8. Please close and lock all the doors and windows after 11pm.

9. If neighbours complain the noise to city council, a fine will be imposed by local authority. The fine will be borne by the guests.

10. Please switch off the electricity when not using it.

11. No smoking, no pets, no durians, or excessive alcohol consumption inside the villa. Smoking areas ONLY allow at outdoor.

12. Kindly inform us if you wish to use the BBQ pit and clean up after using it. BBQ tools and pit ONLY will be prepared upon request earlier. Not available for last minute booking/request.

13. Please use the facilities with care, any losses or damages will be charged to the guests.

14. No fireworks or firecrackers or drugs in the villa. These are prohibited by the Law of Malaysia.

15. Guests are not allowed to keep durians or any foods with strong smell in the fridge.

16. Chewing gum is not allowed in the villa.

17. Special cleaning fee (RM100) will be charged if found stains (example: blood stains, urine stains, vomit) on the mattress. We suggest children to sleep on air mattresses.

18. The host is not liable for any losses or damages or injuries to the guests.

19. Any personal belongings or items which left behind the villa after check-out will be kept for 1 week. All personal belongings or items will be donated to charity or disposed. If required to send back to guests, postage or transportation fees will be applied.

20. The host reserves the right to refuse the guests to enter the villa if the guests are under the influences of alcohol or drugs or unsuitably dressed or behave in threatening, abusive or other unaccepted manners.

21. The host reserves the right to require the guests to leave the villa if the guests causing any disturbances to other guests, neighbours etc.
