A 3000THB damage deposit is required on arrival and will be fully refunded at check-out, as long as there is no loss or damage. Please ensure you have 3000THB cash so that we can complete key exchange. There are ATMs just 5 minutes walk away at Tesco Lotus in our local village of Bun Kanchana.

No smoking and no pets.

No parties or no loud music outside after 10pm and no additional guests allowed beyond the number agreed during the booking process unless unless we have agreed in advance .

We launder bedding and towels before and after your stay but will only provide a maid service during your time in our villa if you negotiate a fee with our local representative during check-in.

Kindly note that a pool cleaner visits the property 3 times a week who has the right to inform us of any problems and we have installed security cameras around the garden and car park which have the ability to record 24 - 7.

We provide an electric steamer and bbq outside for fish and seafood. We respectfully ask our guests not to cook fish or seafood inside the house as it can take many days to clear and make the house smell nice again.

Kindly note that electricity is expensive and we consider the environment. We only charge an extra fee for electricity if you use an higher rate of more than 70 units per day. Any excess will be charged at 7 THB per unit. 70 units is plenty for daily use. If you keep doors and windows closed and switch off the air conditioners when you leave the house then you are unlikely to use more than this.

Our usual check-out time is 11am. We do allow a later check-out subject to availability. We reserve the right to charge 500THB for every hour of overstay. This can be negotiated the day before check-out.

Kindly note that we are NOT a beach front property. We are in a quiet residential neighborhood approximately 20 minutes walk from the beach. If you wish to explore Pattaya then you will need transport. We recommend downloading the GrabTaxi app.
