Announcement

Both parties hereto agree as follows:

1. PURPOSE OF RENT
The Tenant agrees to rent and use the Leased Property for residential purposes only and shall not use or permit any other persons to use the Leased Property for any other purpose without the expressed written permission of the Landlord.

2. SECURITY BOND
2.1. The Tenant agrees to pay a bond amount of 500 USD (for short term stay) or 1,000 USD (for 28 days stay or longer) upon arrival. The security bond is for the Tenant’s obligation with respect to property damage caused by the Tenant, his family, guests and/or employees. If the cost of repairs, replacements or other damages or loss exceeds the security deposit, the Tenant shall pay for such excess costs.

2.2. The Tenant cannot use the security bond for any payment of rent.

2.3. Prior to the termination of the tenancy and vacating the premises, the Landlord shall return to the Tenant the amount of the security bond provided the Tenant has returned all keys, paid the utilities (if any) and surrendered the premises in the same condition as at the beginning of the rent term, except for reasonable wear and tear.

5. TENANTS COVENANTS
5.1. The Tenant shall not sublease the Leased Property of any part thereof, or assign any of his rights hereunder to any other person.

5.2. The Tenant shall not use the Leased Property for anything illegal or for any immoral purposes. The Tenant shall not run a business from the Leased Property.

5.3. The Tenant or Tenant’s guests shall not keep any pets on the premises without the prior written consent from the landlord.

5.4. The Tenant shall keep the leased building clean, tidy and in good condition, barring normal wear and tear and refrain from any noisy activity which maybe a nuisance to others.

6. UTILITIES
a. Hot water showers, water consumption is free of charge.
b. Cable Tv with Platinum Package is provided free of charge.
c. Unlimited WIFI in all rooms in the villa is free of charge
d. 3 days electricity consumption is free of charge.

*PAYABLE UTILITIES
1. Electricity is charge at 200 Baht per day on the 4th day of stay
