🌞 This south-facing apartment is bathed in warm sunlight ☀️.
The apartment is only 5 minutes walk away from both Hackney Downs & Dalston Kingsland Stations providing easy access into Central London. Bus services stop close by and are available 24/7. Tea, coffee, sugar, salt, shampoo and shower gel are provided.
There is a dedicated bedroom 🛏️ with one double bed and an additional sofa bed in the living room 🛋️, which can sleep 2 more people if required. Fresh bed linen and towels 🧺 are provided to all guests.
Just a 5-minute walk 🚶♂️ from Hackney Downs & Dalston Kingsland Stations 🚉, it provides easy access to Central London 🌍. Bus services 🚌 are nearby and run 24/7 ⏰ for your convenience.

🏠 Availability: The apartment is available for business people, overseas visitors or short-term stays (maximum 90 days per year).
🆔 Identification & Deposit: Every guest aged 18+ must provide ID on request. A refundable security deposit of £1 000 GBP 💷 is required before check-in and will be returned within 30 working days after your stay. If we receive less than £1 000 GBP due to foreign exchange rates 💱 or transfer fees (via Stripe/PayPal), we will refund only the amount received and cannot cover any extra costs ⚠️.
🚫 No Escort Activities or Unregistered Visitors: Escort activities are strictly prohibited, and visitors are not permitted during your stay.
🚭 Smoking & Substances: Please do not smoke or use drugs in the apartment or communal areas. Any use or possession of illegal substances will result in eviction and legal action ⚖️. UK law forbids it, and it affects our neighbours 😷. Evidence of smoking in the apartment will incur a £1 000 fine 💸. If smoking outside, stand a few metres away to prevent smoke from drifting inside 🚷 and dispose of cigarette ends properly 🗑️.
⏰ Check-Out: Standard check-out time is 10 AM. If our cleaning assistant arrives and guests are still in the apartment, additional compensation will be required for cleaning, administration and inconvenience to incoming guests. Each additional hour after 10 AM will cost £50 💰.
🔑 Lost Keys / Locked Out: If you request us to come and open the door for any reason, such as losing or forgetting keys inside the apartment, a £200 fee applies to cover time and resources.
📦 Forgotten Belongings: If you forget items after your stay and request our assistance in coordinating with the next guest to retrieve them, an additional £500 fee 💷 will be charged to cover time and resources ⏰.
🛡️ Liability: Management accepts no responsibility for any loss, theft or damage to personal belongings during or after your stay. We are not liable for accidents, injuries or incidents occurring on the property at any time.
To avoid wasting energy, heating is not provided from May 1 through September 30. During this time, the weather is warm enough to enjoy the space comfortably without it. Thank you for being mindful of our planet!
