Easy walking distance from central York. Lovely clean room, with everything you would expect. Easy check-in arrangements despite not being continually staffed. Tea tray replenished, bins emptied and bed tidied while I was out for the day. Well priced. Would definitely book again.

Guest house is lovely, arrival was smooth, car park was quite small and the driveway is very narrow not ideal if you have a large car as makes getting in and out difficult. Our double room was clean and nicely decorated, mattress was ok however the wooden bed frame was very creaky and we could also hear our neighbours bed too. The walls are quite thin and due to it being an older property floor boards creak. We were woken at 1am by guests in the room next door coming home, talking and walking around the room for nearly an hour it was as though they were in the room with us. Overall our stay was good, just didn’t have the best sleep.

No breakfasts available advertising as bed and breakfast but don't do food.to noisy right on busy road .90pound a night should be charging about 40 to 50 pound
