1.⁠ ⁠Introduction Welcome to Johnnys Cove. By booking our property, you agree to abide by these terms and conditions. Please review these guidelines carefully, as they form the basis of your rental agreement. This document outlines the policies regarding property use, payments, check-in/check-out procedures, and our pet (dog) policy. 2.⁠ ⁠Booking & Payment • Reservation: A confirmed booking is only effective once a signed rental agreement and the required deposit or full payment have been received. • Cancellation Policy: Cancellations must be submitted in writing. Refunds (if applicable) will be processed in accordance with our cancellation policy outlined in your booking confirmation. 3.⁠ ⁠Check-In & Check-Out • Check-In: Guests must check in on the agreed date and time. • Check-Out: Guests must vacate the property by the designated check-out time. The property should be left in a clean and tidy condition. 4.⁠ ⁠Property Rules • General Use: The property is to be used for residential purposes only. Guests must respect the privacy and peace of neighbours. • Furniture & Facilities: Guests are responsible for the care and proper use of all furniture and facilities. Any damage beyond normal wear and tear may be deducted from the security deposit. • Noise: Excessive noise and disruptive behaviour are not permitted. Violations may result in immediate termination of the rental agreement. 5.⁠ ⁠Dog Policy We welcome well-behaved dogs, subject to the following conditions: • Notification: Guests must inform us in advance if they plan to bring a dog. Only the number of dogs declared at the time of booking are permitted. • Behaviour: Dogs must be house-trained and well-behaved. Excessive barking, aggression, or other disruptive behaviour may result in additional charges or early termination of the rental. • Supervision: Dogs must not be left unattended in the property without prior consent. If unattended, proper measures (such as a crate) should be in place. • Property Areas: Dogs are not allowed on furniture or beds unless prior permission has been granted. Guests are responsible for cleaning up after their dog both inside the property and outdoor areas. • Damage & Cleaning: Any damage or extra cleaning required due to the presence of a dog will be charged to the guest. This includes damage to flooring, furniture, or gardens. 6.⁠ ⁠Damage, Cleaning & Liability • Damage: Guests are responsible for any damage to the property or its contents during their stay. Damage charges will be billed separately if necessary. • Cleaning: The property is provided in a clean condition. Guests are expected to leave the property in a similar state upon departure. • Liability: The owner or property manager is not liable for any injury, loss, or damage incurred by guests or their pets during the stay. Guests assume full responsibility for the safety and behaviour of their pets. 7.⁠ ⁠Other Conditions • Local Laws: Guests must comply with all local laws and regulations during their stay. • Amendments: The property owner reserves the right to amend these terms and conditions as needed. Any changes will be communicated to guests prior to their stay.
