First, you MUST read the check-in guidebook which I will send you via inbox message before check-in. Our property runs on a self-check-in system, so you will have to follow the instructions on the guidebook to check-in on your own.
In order for you and any future guests to enjoy a functional, clean property and harmonious neighborhood during your stay, when you confirm the reservation, you and all group members also agree to and will follow our rules as below:

NSW Code of Conduct
- All guests must abide by the [Code of Conduct for the Short-term Rental Accommodation Industry] found on the NSW Fair Trading website. I will also send you a copy when you book a stay with us.

Parties
- Parties are strictly PROHIBITED. If this rule is not adhered to, you will be charged a $2000 fine, and extra service fees incurred by you may apply, including extra cleaning fees and damage fees. I reserve the right to define what a “party” is, and I will be reasonable when doing so.

Noise
- Please be conscious of your neighbours and keep noise at a tolerable level without being disruptive. NSW noise restrictions also apply, so please minimise noise after 9PM.

Food
- Please note that for food safety reasons, we will not provide salt, pepper, sugar, tea, or coffee etc. Please remember to bring your own.

Cleanliness and waste disposal
- Strictly NO SMOKING. If any cigarette butts or smells are found, you will be charged an additional $200 cleaning fee.
- Shoes off in the house please.
- You do not have to thoroughly clean the property, however, please make a reasonable effort to clean up after yourself, especially when there are children.
- All rubbish is to be packed and correctly disposed of in the bins. There will be two for general rubbish and recycling. Please try and sort your rubbish accordingly. Further details will be shown in the guidebook.
- If the property is left in an unsatisfactory state, you may be charged an additional cleaning fee. This includes leaving too much rubbish or too many dirty dishes behind on the property.

Wi-fi
- Wi-fi is available for guest use. Please refer to the check-in guidebook for all Wi-Fi information. This service is offered as a complimentary extra and so speed is not guaranteed. It may be affected by issues with the internet service provider or other unexpected complications. As there is no charge for this service, we will attempt to fix issues as they arise, but cannot be held accountable.

Other rules
- If you are locked outside, then please contact us with these options:
 Key delivery ($100)
 Replacing a lost key ($200)
- All power points are 240 volts in accordance with Australian standards. Please prepare your own converter if you’re coming from another country.

Checking out
Please leave the property as you found it. We kindly ask you to not move any furniture around. Latest checkout time is 10AM. Prior to checking out, please go through this to-do list:
- Clean all dirty dishes and store them in the cabinets where you found them. Please note that the cleaning fee does not include dishwashing. For any dirty dishes left on the property, an extra service fee will apply.
- Sort and dispose of any remaining rubbish.
- Turn off all lights and the air conditioner.
- Ensure no appliances are in a work cycle (dishwasher, dryer, etc.)
- Report any damages or missing items to us
- Put all keys and swipe cards back to the lockbox and scramble the number of the lockbox..
