12. Additional person(s) must be declared and registered at the Front Desk upon check-in. Any additional persons beyond the stated occupancy limit are chargeable at the Hotel’s discretion. A charge of RM60 nett per person applies to the 3rd and 4th person in rooms if amenities are requested.

13. This is a smoke-free property. Smoking in prohibited areas may incur a fine of RM10,000 or imprisonment of up to two years, as per Malaysian law. A RM1,000 cleaning fee per offence will be imposed on guests found smoking in enclosed areas of their rooms.

14. Pets are not permitted on the property. Cooking in rooms, bringing in raw food materials, durians, mangosteens, outside packed food, and use of cooking appliances are strictly prohibited.

15. Room decorations by third parties are not permitted. Special decoration packages are available via request and subject to charges. A refundable deposit of RM150 nett is required for guests checking in with decorative items such as banners, balloons, glitter, or confetti. These items must be fully removed upon check-out. The Hotel reserves the right to withhold the deposit as cleaning fees if decoration materials cause excessive litter or damage.

Deposit / Payment Policy

1. All reservations require full prepayment for the entire stay. Payment is charged to the credit card provided at the time of booking and is non-refundable.

2. The credit card holder’s name must match the guest’s check-in details.

3. Booking confirmations are only valid upon receipt of full payment.


Cancellation & Refund Policy
1. Cancellation policy: The cancellation policy of any reservation may vary depending on the room rates, occupancy levels, availability or other Hotel requirements. The cancellation policy will normally be provided to you along with the confirmation of your reservation, as it is dependent on the rate plan or package booked. Any cancellation of your reservation through this Website must comply with the cancellation policy applicable to the reservation.

Modification of stay dates and room types may be done after a booking is already confirmed. Final room rates may be adjusted based on the newly selected dates and room types.

2. Refund policy: Total refund amount for cancellations may vary depending on the rate and cancellation policy as stated in your reservation. Please note that the refund process will take approximately 2 to 4 weeks, as it is dependent on the traveler’s card’s issuing bank & the bank’s internal processes, which are beyond the Hotel’s control.

Force Majeure Cancellation Policy (War, Political Unrest & Natural Disasters)
If a guest is unable to proceed with their reservation due to war, political unrest, civil disturbances, natural disasters, or similar force majeure events affecting travel or the destination, the following terms apply:

Cancellation Notice
1. Guests who provide at least 72 hours’ notice prior to arrival due to such circumstances will be entitled to a full refund with no cancellation penalty.
2. If the event occurs suddenly and 72 hours’ notice cannot reasonably be given, the Hotel may, at its sole discretion, accept cancellations submitted with less than 72 hours’ notice, provided valid supporting evidence is provided. Approved cancellations will also qualify for a full refund without penalty.

Refund Processing
Approved refunds will be issued to the original payment method within 30 days, after deduction of any applicable payment processing or bank charges, if any.
General Terms & Conditions

1. 1. All rates displayed are exclusive of applicable taxes, which will be automatically calculated and reflected in the total payable amount upon rate selection.

2. Malaysia Tourism Tax (TTx): As per the Federal Government Tourism Tax Order 2017, a Tourism Tax (TTx) of RM10.00 nett per room, per night applies to all non-Malaysians and foreign passport holders. Malaysian Nationals and Permanent Residents are exempted. Please note that the Tourism Tax is not included in your total room cost.

3. Fi Lestari (Sustainable Fee): In line with the Negeri Sembilan State Government’s directive, a Fi Lestari (Sustainable Fee) of RM4.00 nett per room, per night will be applicable to all guests, effective 1st November 2025. This fee is not included in the room rate and shall be collected by the Hotel on behalf of the Government upon check-in

4. Standard check-in time is 3:00 pm and check-out time is 11:00 am. Early check-in and late check-out are subject to availability. A nominal charge may apply for late check-out.

5. A mandatory Incidental Deposit is required upon check-in and payment can be made by cash or credit card:

7. The Deluxe Water Chalet, Deluxe Water Chalet (Upper), and Executive Water Chalet are furnished with Hollywood Twin Beds and one day bed.

8. Maximum number of occupants:
Deluxe & Executive Water Chalets: 3 persons
Premium Tower Rooms & Premium Water Chalets: 4 persons

9. Children below 13 years old stay for free using the existing bedding configuration. Baby cribs are available upon request and are subject to availability.

10. Extra beds/rollaway beds are not available at the Hotel.

11. Guests under 18 years of age must be accompanied by an adult.
