1. A security deposit of RM200.00 to be paid upon booking (a proof of payment to be sent to the host) and will be refunded once the access card & house keys are returned and after the cleaning session (our cleaner to check any missing items and/or breakages during the stay) and after the current utility bills of last day stayed(for long stay). We will transfer the money back to you in full shall there be no damages/smoke smells/cigarette butts or dust/strong food smell/shoes print/smear on carpet and linen. If there is any, will result in you needing to pay the exact amount accordingly.

2. You are not allowed to bring your own mattress/toto inside our house. We take good care of our mattress from the bug's bed.

3. You are not allowed to change the arrangement of the house furniture.

4. Check-in 3 pm, Check out 12 pm

5. Late check-out is not allowable. However under certain circumstances, upon our permissible for late check-out with charges of RM35.00 per hour until 5 pm. After 5 pm, a full day charge will be imposed.

6. Please take good care of the linen from stain (make-up stain, oil stain, blood stain, etc. Any obvious stain on the linen that can't be washed out, the security deposit will be deducted accordingly.

7. Only a light cook is allowed in the unit. Please clean up the kitchen after each usage. Smelly food such as Lamb is not allowed to be cooked on the premise including petai, durian, and ikan masin.

8. Smoking inside the house/rooms/toilet is prohibited. If spotted smoke smells, the security deposit of RM200 will be deducted for extra cleaning.

9. You are not allowed to eat or drink inside the bedrooms or living hall. Security depo will be deducted for extra cleaning.

10. Don’t throw anything outside the premises (yard, balcony, windows) as we might endanger people passing by below. And we might as well contaminate premise view (slab outside premise). Any rubbish spotted, RM20 will be deducted for each rubbish.

11. Please declare the number of the guests (adult, children, infant). If you are under-declared, the total security deposit will be forfeited. We have CCTV outside the house to monitor the number of guests.

NO outside guest is allowed to visit unless declared and based on host approval. Additional charges may be imposed.

We shall be given the right to not allow you to enter the premise if we found more guests entering our premises.

12. Do not drink or eat on the bed or sofa. Please ensure no one jump on the bed/sofa, which may result in damage to the equipment.

13. No alcohol, pork, and gambling inside premises and building.

14. Swimming pool & wading pool is on the 8th floor, 8 am to 10 pm. Monday morning and Thursday morning, the pool will be closed for maintenance until 3 pm.

15. Surau & gym are on the 9th floor. You may walk into the gym without booking. Please abide by the gym rules & regulations and take good care of the properties inside the gym.

16. Please follow the provided pool rules and regulations by the management. A security deposit of rm200 will be deducted if you breach the rules.

17. 1-unit free parking for each homestay at its own bay stated in info.

18. Visitor parking bay can be requested from the guard. Once allowed by the guard then you may park at the visitor bay. Breach the rule, your car will be clamped. Rm100 will be charged to open back the clamp.

20. Please Park at your own parking bay. The wrong parking bay will be charged RM100 to open back the clamp.

21. Each unit will be given 1 house key or door password, 1 lobby access card & 1 all-access card (to access lobby & parking). Charge of rm50 for loss of each key, and rm100 for loss of each access card.

22. Silent time for each unit is from 11 pm-7 am.

23. No pets are allowed.

24. Any illegal activities & vandalism in the common area will be reported to Police and the authorized department.

25. Guest should follow the Facilities Rules & Regulation set by the building management, the guest is kindly requested to read before using the facilities.

27. Any breakage or damage of any equipment and/or furniture will be charged to the guest accordingly to the value of the items.

28. The management and host will not be responsible for any dangerous activities and loss of valuable items during the stay due to guest negligence.

29. Fair use of utilities, with bills totaling no more than RM10/day (electricity and water combined) per stay. Please turn off the air conditioner whenever you leave the building to avoid damage and unintended consequences. Please close the sliding door while ON the air-cond. If the bills total more than the number of days allocated, the balance will be deducted from the security deposit.

30. On the check-out day, please put back the keys in the postbox. You may slot in the postbox's hole. Please take a video of the process. In the video, show us the picture of the post box being locked back and scroll the number to a random number. Then, please forward us the video. Failure to take the video and forward it to us will make us forfeit the total security deposit.

(Any violation of the rules above, we will forfeit the total security deposit or report to agoda/booking.com/agoda for further action)
