FREE shuttle within Newport City. Board and alight at designated bus stops.

FREE access to Swimming pools and Jacuzzi. No extra charges. It is open from 8:00 AM to 8:00 PM daily except every Monday due to cleaning maintenance. Kindly wear proper swimming attire. FREE usage for maximum of 2 Guests only to Swimming pools and Jacuzzi. In excess of 2 Guests, the building management requires 200 pesos/Guest. No towels will be provided in the pool area. Towels inside the unit is for shower purposes only.

Note:

Water heater is in good condition. However, please expect a no hot water if there will be a low water pressure in the mother tank in our building.

Aircon is in good condition. Ensure the correct remote settings to avoid warm/fan mode. If used to cold countries expect the aircon will not be as cold as it is. Our body temperature reacts differently.

Any technical issues that may arise (ie. water, electricity, internet, telecommunications, constructions work etc.) during your stay is uncontrollable by the Host/Property. Please bear with us.

Complimentary bottled water and bathroom tissue only will be provided to the Guests on discounted rates for P 1,999/night and below.

Complete complimentary will be provided to the Guests for P 2,000/night and above. It is good for 1 night only even if the Guests stay is more than 1 night. Non-refillable. We are offering these freebies to welcome our Guests and experience a hotel vibe in our home.

This property is not a hotel. It is a condominium. Host and Staffs do not reside in the area.
No on call for housekeeping services during stay.
Everything will be provided upon check-in. Housekeeping is upon check-out.

Please switch off the lights and aircon when not in use.

Other requests can be pre-arranged subject for approval.

NOTE:

We do not practice SELF CHECK-IN as per building management Guidelines.

NO Guest details in advance, NO entry is allowed. Guests are required to provide their details at least one day in advance prior to check-in date as it is needed to be submitted to the building admin for their approval for your entry authorization. On the spot arrival without the details will be on hold for compliance. Do not expect for guests' assistance on the dot. The Host will send you the necessary details upon booking confirmation.

We do not practice SELF CHECK-OUT but can be flexible if the situation permits. Prior arrangement is a MUST. A night before the check-out date.

Failure to arrive in the property within the check-in window time (3:00 PM to 4:00 PM) or requested check-in time as agreed will be treated as a No-Show. No check-in or No SELF CHECK-IN is allowed and will incur a charge of 100% of the booking value.

SELF CHECK-OUT without advance notice will be charge with the amount of Php 500.

For 1 night stay, please keep your garbage inside the unit. Our housekeeper will take care of it.

For 2-night stay and more, please take out the garbage from the unit and throw it in Basement 2 as needed in order to prevent foul odor and avoid cockroaches/insects to get in. Taking a roach-free unit seriously. Instructions on where to throw will be given on your check-in.

WHITE sheets, towels, robes are one effective way for us to prove our standard of cleanliness. Minor stains are not charged but if you get a lot of dye on it which will require amount of effort to remove it, Guests will be charged accordingly for additional laundry services with the amount of Php 500.

No SMOKING in the entire unit. Guests are responsible for all the liabilities caused by smoking (smoke detector alert and deodorizing the offensive odor). Guests will be charge with the amount of Php 1000.

LIGHT COOKING is allowed. No STINKY foods. Guests will be charge with the amount of Php 1000 for additional cleaning fee services if the room is found to be too smelly due to unpleasant odor caused by cooking and burn stove stains.

Any type of tapes or other items that will damage the walls are not permitted. Any kind of event set-up must coordinate prior to the booking. Failure to comply without notice will be charge with equivalent to one night stay.

No VANDALISM. Destruction or damage to property will be charge with the amount of Php 500 each item.

NO storage area in the reception/lobby.
Luggage or any stuffs are not allowed to leave in the reception/lobby area before and after stay as per building management guidelines.
Luggage or any stuffs are not allowed to keep inside the unit/room before and after stay, most especially during housekeeping time as per property's house rules for safety and security purposes.

Park-in and Park-out time of vehicles follows Guests check-in and check-out time. Guests will be charge with the same amount of parking fee if exceeding the parking time without notice.

Guests will be charge with the amount of Php 1,000 for any lost/missing key. Dropping of main door key in the wrong mailbox during self-check-out will also be charge Php 1,000.

No visitors allowed. Guests only. Guests will be charge with the amount of Php 500/head.

No hanging of clothes in the balcony. Guests will be charge with the amount of Php 1000 for violation.

No prohibited items. Guests will be charge with the amount of Php 1000 for violation.

No pet is allowed. Guests will be charge with the amount of Php 1000 for violation. Additional charges if there will be damages.

No slippers and shoes allowed to wear inside the unit.
In-house slipper will be provided for FREE.

No last-minute alteration request for dates. Alteration request policy will be based in our cancellation policy.

No replacement/replacing of Guests from one Guest to another. Any additional Guest must be included in the total number of confirmed Guests. Extra payment per head applies.

No videoke. Loud music is not allowed.

Any delivery/parcel will only be received by the guest. The building staff and Host are not allowed to receive it on behalf of the guest/s.

Bath towels will be provided for the Guests to be use inside the unit only and no bath towels will be given to be use in the pool area. It will also be provided to the Guests based on number of Guests and not number of nights stay. We do not give fresh bath towels every day. More bath towels will only be provided every other 3 night's stay and number of Guests.

Early/Late check-in or Early/Late check-out can be arranged subject to agreement and availability with minimal charges. A grace period of 10 mins only to do the late check-out. There will be a charge of Php 500 after the grace period and same rate applies per hour for late check-out without advance arrangement. There is no charge for late check-in as long as it is pre-arranged at least one day in advance prior to check-in date. It can also be arranged on the check-in date itself on or before the standard check-in time at 3:00 PM. No arrangement made within the given date and time; there will be a charge of Php 500.

Handover of keys and access to the premises are provided to registered guests only. NON-REGISTERED GUEST/S are not allowed for safety and security purposes. BOOKER but NON-GUEST, must submit the guests’ names prior to check-in date in order to allow entry.

The property charges a cleaning fee for unacceptable condition upon check-out. In case, the unit and linens found to be too dirty and requires deep cleaning there will be a charge of 1,000 pesos to cover more cleaning time, laundry fee and worst scenario to block the calendar as the property cannot accommodate next/incoming Guests after check-out.

LONG STAYING GUESTS

1 week - cleaning and change of linens and towels after check-out
2 weeks - change of linens and towels every week. Cleaning after check-out. Cleaning request during the stay is subject for availability and extra fee of 600 pesos.
3 weeks - change of linens and towels every week. Cleaning after check-out. Cleaning request during the stay is subject for availability and extra fee of 600 pesos.
4 weeks and more - change of linens and towels every week. Cleaning after check-out. Cleaning request during the stay is subject for availability and extra fee of 600 pesos.

For a one month stay and more, 5,000 pesos/month is cap for electricity consumption. In excess of usage, the excess amount will be charged and settled one day before the check-out date.

GUEST BEHAVIOR
Guests are always requested to conduct themselves appropriately and to comply with House Rules. The Host respectfully ask that Guests do not disrupt the comfort and enjoyment of other Guests in other units. Conduct/behavior that are reasonably consider inappropriate/unacceptable includes but is not limited to: creating an inappropriate level of noise and/or drunken or unruly behavior and/or any bad behavior which other Guests or staffs and even the Host find offensive in any way. The Host reserve the right to refuse accommodation or services or remove the Guests and members of your party from the condominium if the provision has been breached. The Host shall have no obligation to refund the Guests for lost accommodation, other services or any other loss or expense incurred.

This property currently cannot accept quarantine stays, or any guests undergoing official quarantine.
