Very clean and more than reasonably priced, the beds were comfortable and fresh. Friendly welcome and has a very modern feel. The only problem i had was thin walls and inconsiderate loud people in the next room at 1 am. I found shouting to be effective!. This was clearly not the hotels fault. A 10-15minute walk into the center, although there are plenty of buses every few minutes. Will definitely stay here again the following time ive been to edinburgh. And most definitely recommend it.

Comfortable basic room in a quiet neighborhood. The center is within walking distance (25 minutes) or by bus (5 minutes to bus stop). Friendly staff.

Would undoubtedly return. Its fantastic for the price you spend. The location is quite convenient, being just a 20minute walk from the city center, offering free onstreet parking and an amazing shower. However, the only drawback was the damp carpet patch at the foot of the bed.

I arrived and was greeted warmly by the staff. I am a clean freak and am very pleased with the standard of cleanliness. The location is ideal. To the person who commented the theatre is 15 minutes away, book somewhere.

I stayed here on a Saturday night for supper at the playhouse. The location is tucked away, maybe ten to fifteen minutes walk from the theater, but far enough away to be peaceful and pleasant. Very comfortable and wellkept room. Friendly and helpful staff. Overall, i had an enjoyable stay. Would return.

I would return. The rooms were neat and spotless. Although there is a need for decoration and i wouldnt mind getting refurbished, considering the price, it was adequate.

Excellent location on a peaceful street with nearby onstreet parking. Restaurants, bars, coffee shops, and the center are all within easy walking distance of leith walk, which is about ten minutes walk away. I never saw any employees except the woman who gave me the key at checkin. The room itself was in need of renovation and was dated. During chilly weather, the room was warm and had clean bedding, making it comfortable enough. It was excellent wifi. There was some mold in the bathroom, as well as unkempt flooring and decor. Although the shower had excellent pressure, it was quite tight. Both the towels and hot water were excellent, there was always plenty of hot tubing. In the bedroom, you could find tavern, tea, milk, espresso, kettle, or hairdryer. For the price, this accommodation was reasonably priced. Would return.

Although some may claim that the location is a little out of the way from the city center, it isnt, even if you prefer to walk. Leith walk is right around the corner, and from there, youll be in the heart of edinburg in no time. The rooms are equipped with all the necessities (continental tourists should bring their own main adaptor), excellent service and communication, wifi is provided, etc..

The room is clean and quiet with basic amenities. There is free parking on the street, the bed is small and the bedding is uncomfortable. The toilet is very well maintained, clean, and showers are the best ive ever had, water pressure is unbeatable. A woman with glasses who attended very nice and with a very good energy. I wish her peace and harmony in her life.

The guest house is very clean, the beds are comfortable, basic for your needs and the price is reasonable. About 10/15 minutes walk to the playhouse but there are also plenty of buses x.

Perfect hotel for a city trip. The room is very spacious (1 person) and the bathroom is decently sized. They have tv with lots of channels, but id say its more of sytaya hotel than b&b because there is no wifi and breakfast.
