Overall, 55. The location itself is unbeatable. Parking was straightforward in the lot beyond the front door. The parking rate in Newport is affordable by 20 dollars in cash. They allowed us to check out about 30 minutes early, which was excellent. They upgraded us to a king suite on the ith floor. Although there were several flights of stairs, the space was fantastic. The room had excellent air conditioning, which was beneficial for us. Despite being as old as it is, the bed was very comfortable, and the hotel was extremely quiet. There weren't many employees nearby, but we felt safe. The patio on ith floor was comfortable, and the breakfast was excellent.

Friendly and helpful personnel. Clean room with everything you need for a weekend getaway. Lovely breakfast is included every morning, with lots to choose from in a quaint dining room. We loved that we could walk to shops and restaurants. Convenient parking right across the street for a fee. Before parking ask at the front desk for their discount pricing for overnight parking.

This is the spot for you if all you need is a decent room and a great location that is close to everywhere. I like to start with the positives a great breakfast with many delicious choices, a comfortable bed, and friendly kitchen staff. Our checking was less than pleasant or professional. Our first room had black mold that was clearly visible in and around the ceiling air vent. When brought to the attention of the front desk person, we were not only challenged but warned that nothing could be doneThery was fulldespite the well-lit vacancy sign. The front desk staff finally relented, and a new room suddenly became available. It was basically the size of a walk-in closet. The young lady at the front desk was clearly inexperienced. How do we make this right? Just another example of how customer service has since died. We were told that parking was included at the time of reservation, but we had to pay for parking at the rate of 20 dollars per day. Our last day, despite having a locked door and a sign on the doorknob, housekeeping let us in while we were asleep. We were awakened. If all you want is a decent room and a great location within walking distance to everything, this is the location for you. We won't be back and wouldn't suggest it. The front desk staff needs training in hospitality and customer service.

The room is on the ground floor and it was noisy from the street until very late at night, but the location is excellent, right in the center of town. And then, the room was on the first floor and it was very noisy from the street until very late at night. Subsequently, the lobby looks unkempt.
