Owners' corporation rules:
- Rest schedule: The rest schedule established by the community from 9 a.m. to 9 p.m. must be respected, especially avoiding noise between 3 and 5 p.m. (siesta time).
- Barbecues: Fixed and portable barbecues on terraces, patios or balconies of coal and wood homes are totally prohibited. Failure to comply with this rule will lead to a complaint to the competent authorities. Only portable gas and electric barbecues are allowed.
- Parties: There may be no scandal on terraces, solariums and balconies, neither inside each home, nor in places of common use.
- Hanging clothes: It is strictly forbidden to hang in the common areas and on the exterior façade of the building, as well as to place objects hanging on the walls, balconies and windows (such as towels, surf suits, etc.).
- No Smoking: It is strictly forbidden to smoke inside the lifts and in all common areas of the urbanization, including swimming pool, gardens and garage.
- Terraces, balconies, solarium:
Do not throw cigarettes, papers or rubbish from the balconies onto the terraces on the ground floor to avoid damage or harm to property (awnings, furniture) and people due to burns from cigarette butts. The offender must pay the costs for the damage caused.
No water or any liquid may be thrown to the outside. It should be cleaned with a mop or similar, trying to get as little dirt as possible.
- Garbage bags: The garbage of each home must be taken directly from it to the containers enabled by the City Council, without being deposited in any case (or temporarily) in the common areas.
Rules of Use of the swimming pool
a) The hours of use will be between 9:00 a.m. and 9:00 p.m., while the staff is not carrying out the maintenance tasks of the pool and when the maintenance tasks are being carried out it will be between 10:00 a.m. and 9:00 p.m.
b) All members of each family living in the dwellings shall have the right to use it, with the guests per dwelling being limited to four persons.
c) It is forbidden for legal reasons to have animals in the pool area, except in the case of blind people.
d) It is mandatory that children under 6 years of age are accompanied by an adult at all times and it is recommended that the rest of the minors are also accompanied to avoid mishaps.
e) It is forbidden to eat and smoke inside the pool area. Additionally, glass containers are not allowed, and the use must be limited to plastic containers or cans, which must be deposited in the paperwork once the drink has been consumed.
f) It is necessary to shower before entering the pool.
g) It is not allowed to book sun loungers in the pool with towels or any other object.
(h) The stairs to access the pool must be used only to enter and exit the pool, avoiding other uses such as trampoline, etc.
(i) The swimming pool, showers and gardens should not be used as a bathroom for peeing and bowel movements, and the pool bath should be used.
(j) The pool bath must remain locked and must not be used if the user is wet and always wear shoes.
(k) Towels should be used on the pool loungers for hygiene reasons and to prevent them from getting stained by sunscreens.
l) The use of speakers is prohibited, and you must use headphones if you want to listen to your music.
m) It is not allowed to use lampposts, trees, exterior fencing and any community element such as coat rack, support, etc.
n) It is not allowed to use the pool area as an outdoor gym, therefore, it is not allowed to use the pergola of the pool area, the lampposts, the fencing and any other community element for sports activities.
o) The pool and pool area is not a play area, it is a swimming and solarium area, it is not allowed to play ball, ball and the lik
p) The shower in the pool area and the pool baths are intended to shower people before and after bathing and to meet their physiological needs. In no case may they be used for cleaning and washing animals or belongings, including wetsuits and other surfing elements.
House rules:
- IMPORTANT: According to the provisions of article 1 of Decree 1513/1959, of August 18th 2023, we have the obligation to identify all guests (of age 16 and above) who intend to stay at the property before granting access to the property. All guests will be requested to provide with ID or passport photo ahead of their arrival via Airbnb platform. Originals will have to be shown upon check-in. Failure to comply with any of these will prevent the check-in.
- Please respect our neighbours' rest. Don't make noisy activities after 10pm.
- No parties, events, or celebrations allowed.
- Check-in is available from 3pm on to 12am. You have the possibility to choose 1 hour time window to arrange check-in. If you don’t show up within that 1 hour time window, you’ll be charged 10€ for every hour of waiting time for our staff. If you desire you check in later than 10pm, please contact us in advance, since although possible we might have to charge extra for the person holding the check-in. If you fail to arrange an 1-hour slot for check-in to take place at least 24h before, and a member of staff needs to wait for you from 3pm to whenever you show up a extra charge of 50€ will be made for check-in waiting time.
- Check-out is at 12pm. Late check-out is now allowed unless confirmed in writing. If this time is not respected, the guest will incur on a penalisation fee of 10€ per hour. The penalisation kicks off after 5 minutes past the official check-out time.
- Pets are forbidden in the apartment.
- Smoking is not allowed throughout the property including outdoor spaces.
- Please dispose your personal rubbish within the street rubbish bins and not in common areas' bins.
- We kindly request not to sit on the sofa, bed, etc. with wet clothes/swimwear or after applying tanning creams to the skin. Please don’t have meals on sofas; food stains cleaning on upholstered items will be charged.
- Decorative candles are not to be used, however if you decide to use them, we will charge you the item replacement, procurement time, and transport.
- Any broken or damaged items will be charged at face value, plus the time the host may have to pay a third party to procure and transport the item to be replaced.
- If you lose the property keys, we will charge a 50 Euro fee that includes the replacement of the keys, its procurement and the time and transport to get the new keys to you from the capital city. If you leave the keys inside the property, the fee to pay will be 50 Euro to cover the expense of a locksmith or a cohost as required to gain access back to the property.
- Should the guest request the host/cohosts and its team to make a repair or review any possible issue in the property, the guest will be granting access to the property to proceed as per his/her request, whether the guest is or is not at the property at the time of the visit.
