Villa Casa Koko - Luxury Modern Minimalism

To ensure a safe and pleasant stay for all guests, we kindly ask you to treat the apartment as your own home and follow these rules:

No Pets Allowed – Pets are strictly not permitted.

No Smoking Indoors – Smoking is allowed only on the balcony. Violation will incur a 10,000 THB fine. Please do not smoke inside air-conditioned areas.

Electricity Usage – Complimentary electricity is provided up to 80 kWh per day. Usage beyond this will be charged at 6 THB per kWh. Please conserve energy by turning off lights and air conditioning when not in use. Electricity meter readings will be recorded upon arrival.

Quiet Hours – Keep noise to a minimum from 10:00 PM to 7:00 AM to respect neighbors.

No Parties or Events – Large gatherings or parties are not allowed.

Guests & Visitors – Only registered guests may stay overnight. Additional visitors require prior approval.

Check-in / Check-out – Standard check-in is from 3:00 PM, check-out by 11:00 AM. Early check-in or late check-out is possible only if pre-arranged.

Keys & Security – Lost keycards incur a replacement fee. Always lock doors and windows when leaving the unit.

Illegal Activities – Any illegal activities on the premises are strictly prohibited.

Noise & Behavior – Guests must not cause disturbance, discomfort, or inconvenience to neighbors or the general public.

Appliances & Equipment – Do not change settings on electronic appliances. Report any issues immediately to the owner.

Damage Reporting – Accidental damage must be reported immediately. The owner will arrange repair or replacement as needed. Guests are responsible for any damages caused during their stay.

Right of Entry – The owner reserves the right to enter the property in emergencies, including fire, flood, or suspected violation of house rules. Entry may be immediate without prior notice.

Toilet Use – Do not flush sanitary/feminine hygiene products, wet wipes, used diapers, hand towels, or cotton balls. Please use the container provided.

Housekeeping – The Villa is professionally cleaned before check-in and after check-out. Mid-stay cleaning can be requested with extra charge.

Personal Property – The owner’s insurance does not cover personal property damage caused by fire, theft, rain, or other incidents. Guests are advised to obtain their own insurance.
