It has a lot of potential, but it is somewhat dilapidated. With tastier paint and fewer efforts, it may be easily repaired. I believe there also need to be washlets. However, the location is excellent, its quite charming, and the outdoor bath is really nice.

Its worth noting that the apartment itself is a few streets from checkin. Then, the accommodations are charming and distinctive! Sanjo station is about ten minutes walk away, and many of the major attractions in kyoto are easily accessible on foot. After, it has merely remodeled with discerning design eye, but many reviews mention that they have been recently renovated. Thereafter, there are numerous delectable eateries within walking distance of this place, which is ideal for making breakfast or snacks (i wouldnt advise eating whole meals here). In the sequel, its primarily suited for preparing breakfast and snacks. Additionally, as some pictures and reviews suggest, showers are available in the bathroom, not outside the bathtub. Finally, beds are quite cozy, while the hosts are incredibly friendly and welcoming, speaking perfect english.

A lovely traditional house with incredibly kind and friendly staff. The location appears to be close to everything we wanted to do and see. Sincerely, if im in kyoto, this is the place i wouldnt stay anywhere else.

【Accommodation tax from 1 March 2026, onwards】  
For room rates less than JPY 6,000: JPY 200   
For room rates from JPY 6,000 to less than JPY 20,000: JPY 400  
For room rates from JPY 20,000 to less than JPY 50,000: JPY 1,000   
For room rates from JPY 50,000 to less than JPY 100,000: JPY 4,000 
For room rates of JPY 100,000 or more: JPY 10,000   

For the purposes of the accommodation tax, the term “accommodation fee” will refer to the room-only rate, excluding any meal charges and consumption tax.
