Hello. We are glad you searched for us. We want to make sure you have the best stay possible. Our house caters many different type of people including the unhealthy ones, we expect your understanding. Here’s everything you need to know about the house rules:

1. A security deposit of RM200 per stay will be collected and refunded once we have received the access card in good condition and after the cleaning session so we can check for any missing items and / or breakages during the stay. We will transfer the money back to you in full shall there be no damages/ smoke smell or cigarette butt or dust/ strong food smell/ shoes footprint/ no extra guests as what you have booked. Other major damages such as furniture breakage or bedwetting will result in you needing to pay the exact amount of what we have spent.

2. Check-in time is at 3PM onwards and check-out time is at 11AM.

3. Occupant is 6 but max occupant can be 10 people with small addtional charges (adults – children) at one time. Please ensure the number of people you selected is correct before you reserve/ book. Any extra person will be charged RM50/ head. Be accurate on your pax. And you are not allowed to have guests even if they are not sleeping over. Extra charge will be imposed to your guests.

4. Late check out is subject to availability and booking of the next guests. Additional charges of RM35/hour may be imposed for late check out, please check with our manager. The manager and cleaning crew will enter the house at 11am. It is important for you to inform any late check out.

5. Only one parking lot will be given, upon request. All residents at the condominium are only allocated with one lot. Guests are requested to park their vehicle at the designated parking lot (level 5) and parking is at guest’s risk. Please do not parking at any other spaces other the designated lot because the security will clamp any unrecognised vehicle at the wrong lot/ visitor lot and RM100 will need to be paid to the management. Please ensure that the car is always locked. We are not responsible for any of your losses.

6. Do not drink or eat on the bed or sofa. Use the furniture with care. Please ensure you/ your kids do not jump on the bed/ sofa, which may result in damages. Take extra precaution to avoid bedwetting. Any coffee stain/ breakage or damage of any equipment and / or furniture will be charged to the guest accordingly to the furniture and/or bed linen price.

4. In order to ensure a peaceful occupancy, all guests are requested not to make too much noise in the apartments during their stay. All guests are requested to respect “Quiet Time” from 11 pm to 6 am.

5. The following activities / consumption are not allowed inside the homestay premises:
• No Drug, Gambling, or any other activities that are against the Law of Malaysia
• No party and No Smoking in the house.
• No Durians or petai or any other strong smell fruits/ food
• No cooking of strong smell foods such as sambal/ ikan masin/ ikan bilis

7. Smoking/ vaping is only allowed outside the house i.e. near the lift area. Any smoking/ vaping inside the house including the balcony, laundry area or toilets (we know as normally the smell stays/ sticks on the materials in the house), will result in penalty of RM200. Please respect the next guests who may include unhealthy and ill patients getting treatment from the nearby hospitals and IJN, and are allergic to the smell of smokes/ durian/ dusts/pets/ etc.

8. No Pets are allowed during your stay in any of our accommodation.

9. For hygienic reason, no shoes are allowed inside the house, a penalty of RM50 will be imposed for any shoe marks or dirt found on the floor/ the sofa/ balcony/ other places.

10. Any illegal activities & vandalism in the common area will be reported to Police or authorized department.

11. Guest should follow the Facility’s Rules & Regulation set by the Building Management; guests are kindly requested to read before using the facilities.
• Swimming Pool: Guest are required to wear proper swimming attire and follow the SOP for covid control (please be aware that you may need to book the slot for pool).
• Kid’s Playground: Any damages and / or stealing of any play equipment and items will attract a replacement fee
• BBQ Pit is for long-term staying guests, and must be booked at least three days before
• Any use of these facilities without permission will result in the forfeit of deposit

12. Lost or damage of parking device or parking access card will attract a fee of RM100.

13. The house should be left in good and clean condition, especially the kitchen and bathrooms. Extra charges of RM50 will apply if the house is left in a dirty and messy condition.

14. The owner will not be responsibility for any dangerous activities, illegal activities and loss of valuable items during the stay due to guest negligence.
