Common area a little tired but room was a good size, very clean room and shower room, comfortable bed, iron and board, fan, hairdryer, extra pillows and well stocked tea tray. I ate in the restaurant where there was a quiz going on but still excellent service. Free parking and kids play area, lovely views. Easy to find, on a road that is busy during rush hour but otherwise fairly quiet. Will definitely stay again

Barman was a bit slow dispensing the drinks but in his defence was left to take care of too much! However we were quite satisfied with our visit and likely to book again!

Stayed for one night with my 13 year old daughter who had a football tournament near by. Booked cheapest hotel I could find and was pleasantly surprised, the pub area is lovely. The rooms had everything we needed and the beds were like clouds! Only encountered one member of staff and she was great. Would highly recommend

A wonderful stay. Staff were so friendly and very helpful, nothing was a problem for them. Accommodation was very clean, powerful shower. Bar and food menu extensive, with a park for children. Near to Warton, Lytham and Lytham St Anne's. An excellent location. Would totally recommend.

We chose the birley arms as we were going to a wedding at ribby hall. It was approx 3 miles away.We found our room spacious and very clean. We had towels, mini toiletries tea/coffee making facilities . The breakfast was plentiful with a good choice. The manager julie was very pleasant and helpful. THe staff arranged a taxi to our venue. Was just a shame we didnt get enough time to sample the pub .
