Check out Time:Before 12pm (late checkout RM100/hour , full rate will be charged after 2PM)
The Landlord and the Property Management WILL NOT be responsible for any death, injuries, loss or damage on personal belongings of the guest in the premise.

Any illegal activities will be reported to the authorities and appropriate actions will be taken on the offenders.(Drugs Activities, Illegal Parties, Gambling, Burglaries & etc)
Any Damage and Loss of item will be CHARGED accordingly with online selling price
Strictly Prohibited Activities (Penalties To Be Applied RM300++) :
a) Smoking /Vape(Strictly Not Allowed inside the premise )
b) Pets and Heavy odour food (Durians) (Strictly not allowed inside the premise )
c) Party / Events (Must acknowledge the hosts if having any event or ceremony inside the premise )
d) Loss of Access Card or Keys
⚡ Electricity Usage Policy:
For stays of 28 to 31 nights, electricity usage is capped at RM150/month.
Guests are required to pay the difference if usage exceeds the cap.

📅 Date Change Policy**
~ Date change requests must be made at least 7 days before the original check-in date.
~ The new check-in date must fall within 30 days of the original reservation.
~ Each reservation is eligible for one-time date change only.
~ Last-minute changes are not allowed and are non-refundable.

Common Facilities Disclaimer
All common facilities within the building, including but not limited to the swimming pool, gym, sauna, etc., are provided complimentary by the building management for residents’ use.
The availability, operating hours, maintenance schedules, and any temporary closure of these facilities are solely determined by the building management and may change without prior notice. These matters are not managed, controlled, or decided by us.
Therefore, access to common facilities does not form part of the accommodation service, nor is it a condition of the reservation. We are unable to accommodate refund or compensation requests arising from the unavailability of such facilities.
If the use of any facility is essential to your stay, you must contact us prior to booking to confirm its current availability. Failure to do so shall be deemed as acceptance of the above terms.
Lost & Found Policy
Guests are responsible for ensuring that all personal belongings are collected prior to check-out. We shall not be held liable for any items left behind after check-out, including loss or damage.
In the event that a guest discovers an item has been left behind, the guest must notify us within 24 hours after check-out. Any claims or inquiries made after this period will not be entertained.
If personal belongings are found on the premises, they will only be held temporarily. Guests must arrange collection within 24 hours of notification or contact. Items not collected within this timeframe will be deemed abandoned and may be disposed of at our discretion, without further liability.
All arrangements and costs related to the retrieval of lost items shall be borne solely by the guest.
