Hey there! Welcome to our place, and thanks for taking a moment to read through these simple house rules. We just want to make sure everyone has a great stay!

1. No Pets, Smoking, Parties, or Loud Music
We kindly ask that you keep the space peaceful—so no pets, smoking, parties, yelling, or blasting loud music. Let's keep things chill for everyone around.

2. Respect the Space
Please treat the property with care and avoid any major or superficial damage during your stay.

3. Noise
We want everyone to enjoy their time, so please keep noise levels reasonable. Excessive noise, disrupting the neighbors, or damaging common areas can lead to fines up to AU$1,100 and compensation of up to AU$2,000. Let’s keep things quiet and cozy!

4. Smoking
This is a smoke-free zone. If any signs of smoking are found, there’ll be a fine of AU$200 for odor removal and cleanup.

5. Pets
Unfortunately, we can’t allow pets here. If we do find evidence of pets, a cleaning fee of AU$150 will apply, along with any building fines.

6. Child Safety
If you’re bringing kids, just a heads-up: there’s a balcony with a sliding door. Please don’t leave them unsupervised in the apartment.

7. Cooking
Feel free to cook, but just a heads-up—the fire alarm is super sensitive! Make sure to open the balcony door and turn on the range hood while you’re cooking. If the alarm goes off, and the fire truck shows up, you’ll be responsible for the costs.

If the smoke alarm does go off, please do not open the apartment door, as it could trigger the hallway detectors and bring the fire brigade, which could cost up to AU$3,000.

8. Consumables
To make your stay more comfortable, we’ve stocked up on some everyday essentials for you! You can see the full list of what is provided under amenities. These should get you started, but keep in mind we don’t restock them during your stay.

9. Keys & Lockouts
Please be careful with the keys and swipe cards, and avoid locking yourself out. If it happens, here’s what to expect:

(a). Locked yourself out and if you require someone to let you in with a spare key = (AU$90)
(b). Locked yourself out and if a locksmith is required to let you in = (Cost of the locksmith + AU$90)
(c). Lost or broke a set of keys/swipe = (Key AU$99 + Swipe AU$150)

10. ID Verification
For your safety and ours, we ask all guests to provide ID for verification. You can cross out details and note that it's for booking verification only. Don’t worry, it’ll be destroyed after your stay.

11. Check-In/Out Times
Check-in is anytime after 3pm. Check-out is by 10am sharp, so we have time to prepare for the next guest. Late check-outs may incur a charge of AU$100/hour. If you want to extend your stay, just let us know the night before, and we’ll do our best to accommodate you!

12. Extra Cleaning
Everyone pays a standard cleaning fee, but if the place is left in an excessive mess, we may need to charge for additional cleaning.

13. Upon Check-In
Your comfort is our priority! If anything’s not quite right when you arrive, please let us know immediately so we can fix it. Issues not reported during your stay won’t be considered afterward.

14. Routine Inspections
To ensure everything’s in good shape, we may do routine inspections with 24-hour notice. We ask that the property is kept in good condition throughout your stay.

15. Rubbish Disposal
All rubbish must be placed directly into the rubbish chute. Do not leave rubbish in corridors or outside the chute — this may result in a fine.
⚠️ Gas canisters, pressurised containers, and other hazardous items must never be placed in the chute. Damage caused may result in significant fines and financial liability.
