9. Child safety: Children must be attended and supervised by a responsible adult at all times when in the backyard or any other areas of common property (such as the driveway or car park). Do not allow children to engage in activities that may pose a safety risk to themselves or others.
13. Parking: If parking is available, follow the designated parking instructions provided by the Host. Do not block driveways or use parking spaces assigned to others. Parking is only available by request and must be confirmed by the Host prior to use of any parking spots.
2. Cleanliness: Keep the shared backyard clean and tidy. Dispose of trash in designated bins and clean up after yourself. Report any maintenance issues or concerns to the Host.
6. Guest registration: All guests staying overnight must be registered. Please provide the names of all guests staying in the property during your reservation.
14. Security and safety: Keep the property secure during your stay. Lock all doors and windows when leaving the property and take care of your personal belongings. Report any suspicious activities or concerns to the Host or local authorities.
9. Lost keys or lockouts: Guests are responsible for the keys/remotes provided to them. In case of loss or lockouts, a fee may be charged for replacement or locksmith services.
12. Appliances and utilities: Use all appliances, equipment, and utilities provided in the property responsibly and as instructed. Turn off lights, air conditioning, and other electronic devices when not in use or upon leaving the property.
11. Personal belongings: Do not leave personal belongings unattended in the shared backyard. The Host, property management and other residents are not responsible for lost, stolen, or damaged items.
8. Damage and breakages: Any damage to the property or its contents must be reported immediately to the Host. Guests will be held responsible for any excessive damage or breakages caused during their stay.
17. Compliance with laws: Guests must comply with all local laws and regulations during their stay. Any illegal activities will not be tolerated and may result in immediate eviction without refund.
16. Damage and liability: You must not damage any lawn, garden, tree, shrub, plant or flower being part of or situated in the backyard or other areas of common property. Guests are responsible for any damage caused to the shared backyard or its amenities. Any repairs or replacements required due to damage may be charged to the guest.
13. Access door: The door leading to the backyard from the building must not be propped open or caused to stay open at any time, including the garage roller door.
3. Shared space: The backyard is a shared space for all residents. Be considerate of others and avoid monopolising the space for extended periods. Share amenities, such as seating areas or BBQ grills, and be mindful of others' needs.
15. Parked vehicles: When accessing the backyard, please take care when walking between any parked vehicles that you do not cause damage to any such vehicles. Please also take care not to throw any balls or other items that may damage the nearby parked vehicles.
House Rules
The backyard is a shared space with the other residents and guests of the building. Our House Rules also incorporate the building’s by-laws and we ask that you adhere to these House Rules and by-laws when using the backyard:
14. Jetty: The jetty must not be used in any way that could cause damage to the structural integrity of the jetty, including allowing any over-sized boats to dock at the jetty for pick-ups and drop-offs.
1. Hours of use: The shared backyard is open for use between 6 AM to 7 AM. Please respect these hours to ensure a peaceful environment for all residents and our neighbours.
15. Commercial Activity: No business or commercial activity must be conducted from the property including, but not limited to, conducting any photoshoots that are not expressly authorised in writing by the Host. The property is not to be used for any purpose other than personal residential property.
17. Fine: Any breach of the backyard house rules may result in termination of the guest reservation and imposition of a fee of $1000 AUD being agreed as a reasonable pre-estimate of damages (in addition to such other sums as may be reasonable in the circumstances).
4. No parties: Parties, gatherings, and events are strictly prohibited. Any parties will automatically incur the loss of the pre-authorisation/bond as well as a fine of $2,000AUD and may result in immediate cancellation of the reservation.
7. Cleanliness: Guests are expected to maintain cleanliness during their stay. Please clean up after yourself and leave the property in a tidy condition. Additional cleaning fees may apply if the property is left excessively dirty.
5. Maximum occupancy: Please adhere to the maximum number of guests allowed as stated on the property listing. Exceeding this limit without prior approval may result in additional charges or cancellation of the reservation.
5. Glassware: Glass tableware or glassware must not be used in the backyard at any time. Please only use the plastic/ceramic tableware and glassware that is provided in the property. If you cause any breakage of glass in the backyard (such as wine or beer bottles) please ensure that all glass is carefully removed and cleaned up to avoid injury to other guests and residents using the backyard. Please immediately notify the Host of any serious damage so that we can ensure the backyard is safe for residents to use.
2. No pets: Pets are not allowed in the property at any time. Please respect this rule to ensure a clean and allergen-free environment for all guests.
16. Alterations: No alterations or additions whatsoever are to be made to the property or its contents. If you move any furniture or other contents out of their usual position, please return them to their usual position prior to checking out.
8. Pets: Pets/animals are not to be brought on to the premises, including the shared backyard.
12. Respect for neighbours: Be respectful of neighbouring units or properties. Avoid trespassing onto private areas and avoid excessive noise that may disturb nearby residents.
10. Garbage disposal: Please follow the provided guidelines on page 15 of the Guest Book for garbage disposal. Dispose of trash in the designated bins or as instructed by the Host.
6. Soft furnishings: No soft furnishings from the property, such as cushions and throws, are to be taken to and used in the backyard or jetty.
Backyard House Rules:
10. Outdoor furniture: The outdoor furniture in the backyard must not be moved or rearranged in any way.
18. Host entry: In the case of any actual or suspected breach of these House Rules, the Host may enter the property for inspection and rectification purposes.
1. No smoking: Smoking is not allowed inside the property, including on any balconies or any internal common areas of the building. Failure to adhere to this house rule will incur additional cleaning fees to cover the costs of thorough cleaning and deodorising. Further, if as a result of the requirement for additional cleaning the property is not available in time for the next booked guest, there will be a fine of $2000 AUD.
Accommodation:
7. BBQ: The BBQ must be cleaned after use, and the cover put back on once it has adequately cooled down. Please ensure the gas outlet has been turned off after use.
3. Quiet hours: Please respect the quiet hours between 10 PM and 8 AM. Keep noise levels to a minimum to avoid disturbing neighbours and other guests.
11. Respect for neighbours: Please be considerate of the neighbours and avoid excessive noise, particularly during quiet hours. Respect their privacy and avoid any disturbances.
4. Noise levels: Respect the peace and quiet of the shared backyard. Keep noise levels to a minimum, particularly during quiet hours or when nearby units may be occupied. Loud or offensive music is not to be played in the backyard at any time.
