Location is amazing. Central to trains, convenience stores, eateries, police, banks…you name it. Communication with staff was excellent through the chat function of our Expedia boooing. Responded quickly with good information. There are washer/dryer machines on-site. The wash function works perfectly, the drying will take a long time. This seems standard though for dryers in Japan. I had a load drying in for 2 hours and it was all still damp. We ended up just hanging it all up in our room on the supplies coat hangers. After the first load, we used the dryer for underwear and socks only and it was done in an hour. Check in was easy, the room door has an electronic lock that uses a passcode instead of a card or key. Depending on what room you have, you may be walking up a bunch of stairs. Room was clean and tidy and had everything we needed. Beds and pillows were comfy. There is a toilet that is separate from the bathroom which is handy. As long as you understand that this is an apartment building and NOT a hotel, you will be fine staying here. There is no cleaning during your stay so you’ll have to wash your towels if you need to. Rubbish is not collected until after you check out but there were plenty of bins in our room so it was fine for the 5 nights that we stayed for. Overall we were happy with our stay. It was affordable, convenient and there are no complaints from us.

Close to public transportation. Clean. Quiet and safe. Good communication with the staff. No lift be mindful of your luggage, but not high floors, easy access. Close to the shops and restaurants. Our stay was very pleasant. Thank you.

Location is excellent with 7-11 and one subway within 5 mins walk. Only one stop away from the Shinjuku Gyoen National Garden that is a famous spot for sightseeing Cherry Blossoms. We stayed on the 3rd floor so super quiet. I’ve got quick response for all my queries. Highly recommend it for families travelling to Tokyo.

Great self service hotel. Great for a family although keep in mind it is one big room, so difficult to enjoy the place once our kids were asleep. Room 5 or 6 are the best, because in the lower rooms the sound of people walking (jumping!) above can keep you awake at night. Excellent washing machines

Hotel is in a great location. Very close to the train station and buses. No cutlery. Poor quality towels. Very comfortable beds. Great restaurants in the area. We enjoyed our time here.

Perfect location close to Metro. Small but understandable for the price. There is a stove top and microwave but zero dishes (some paper cups and a frying pan and large stirring utensils only). lacks a clothes drying location as the dryer doesn't get clothes very dry. Onsite laundry. they only send you the code for the door the day before- so don't stress about not having it. Quick response time to questions.

Good budget accommodations. Appreciated the fridge, freezer, hot plate and other amenities. Rooms were a decent size and had lots of beds for our family.

於入住前一個月已提前提出取消，物業位於新宿御苑一帶、交通便利、旅遊旺季，加上通知時間充足，按一般市場情況重新出租並不困難。基於此類條件，業主通常會考慮全額或按比例退款，這亦是合理期待。然而，屋主堅持以條款為由拒絕任何退款，但同時又多次催促我盡快確認取消，以便其重新放租。此處理方式前後矛盾，只照顧自身利益，卻要求旅客承擔全部風險，令人難以接受。整體溝通缺乏彈性與誠意，只選擇性引用對自己最有利的部分，完全無視合理商業判斷及基本公平性。這次經驗令人非常失望，也提醒其他旅客預訂前要審慎考慮。 I requested a cancellation more than one month before the stay. Given the property’s location near Shinjuku Gyoen, its convenience, the peak travel season, and the early notice provided, it is objectively reasonable to expect that the listing could be rebooked without difficulty. Under such circumstances, most hosts would offer a full or partial refund, which is a fair and common practice. However, the host insisted on refusing any refund strictly based on the policy, while repeatedly urging me to confirm the cancellation so the listing could be re-rented immediately. This contradictory behaviour protects only the host’s interests and places all risk on the guest, which is extremely disappointing. Communication throughout the process lacked flexibility and goodwill. The host selectively relied on terms favourable only to themselves while ignoring basic fairness and reasonable business judgment. Overall, this experience was unsatisfactory, and future guests should take note before booking.
