Nestled in the heart of the flourishing Mas area in Ubud, this brand new modern 3-bedroom villa offers a luxurious escape with a touch of cultural charm. Just a leisurely 10-minute drive from Ubud's vibrant cultural center, it provides a tranquil retreat while still being conveniently close to the bustling energy of the town.

Stepping inside, you're greeted by a stylish and inviting living room adorned with contemporary furnishings, where every corner invites relaxation and tranquility. Large windows frame the lush tropical landscape, offering enchanting views of the sparkling pool and verdant surroundings, creating a seamless blend of indoor-outdoor living.

This villa nestled on a generous 510 m2 plot of land, boasts 172 m2 of living space all conveniently situated on one level. As you step inside, you're greeted by an enclosed and fully air-conditioned living area flooded with natural light, with expansive glass panel windows and sliding doors. This welcoming space seamlessly connects to an adjacent dining area and a fully equipped western kitchen, perfect for culinary adventures or intimate gatherings.

Each of the bedrooms enjoys a modern layout, complete with built-in wardrobes and private en-suite bathrooms, ensuring utmost comfort and privacy for every guest.

Outside, a highlight of the villa awaits – a large swimming pool beckons for refreshing dips, accompanied by a sunken poolside lounge ideal for unwinding with a book or indulging in leisurely conversations. The terrace, adorned with inviting sun loungers, invites you to bask in the warm tropical sun and soak in the tranquil ambiance of the surroundings. It's a haven of relaxation and elegance, offering an idyllic retreat for your stay in Ubud.

For an enhanced stay, we offer additional services at an extra cost, including a personal chef, in-villa massages, breakfast, daily transportation, yoga sessions, baby cribs, laundry services, and guided tours.

House Rules:
To ensure a pleasant stay for everyone, we kindly ask you to follow these simple rules:
1. Check-in begins at 15:00 and check-out is at 11:00. Early check-in and late check-out are subject to availability and additional charges. Late check-in after 8 PM: IDR 200,000 fee applies. 

2. A safety deposit box is provided in the room. We are not responsible for valuables left unattended. For additional secure storage, please contact us.

3. Use of the swimming pool and all facilities is entirely at your own risk. We are not liable for any accident, injury, loss of life, or property damage within the premises.

4. Drone use requires prior approval due to guest privacy.

5. Pets and durian are strictly prohibited on the property.

6. Quiet hours are from 22:00 – 07:00. Please keep noise to a minimum, especially in outdoor areas.

7. Outside vendors require prior approval. Approved vendors may be subject to a venue fee starting from IDR 500,000. Unauthorized vendors may result in a minimum fine of IDR 1,000,000. If there is any service you require that we do not currently provide, please feel free to let us know your preferences and we will be happy to assist where possible.

8. No parties or events inside the villa. Unauthorized events may incur a minimum penalty of IDR 1,000,000 and may lead to eviction without refund if complaints arise. 

9. Smoking is permitted in designated outdoor areas only. Violations will incur a minimum penalty of IDR 1,000,000 per affected area.

10. Commercial photography requires prior approval and must respect the privacy of other guests.

11. Guests are responsible for any damage, stains, fire incidents, or loss of property during the stay. All charges must be settled before check-out.

12. Cooking is allowed in the kitchen area only. Open flames (including BBQ, candles, incense, and fireworks) are strictly prohibited.

13. As Bali is a tropical island, occasional geckos, ants, insects, or other small wildlife may appear despite regular pest control.

14. The parking space is available for up to 2 small cars / 1 large car / multiple motorbikes. Advanced reservation for parking is needed.

15. Important Check-in Requirement
In accordance with local regulations, all guests are required to complete the guest registration form during the check-in process with our villa team.
Please ensure the following details are prepared:
- Passport / ID details for all guests
- Visa type and expiry date for all guests
- Contact number of the main guest
This registration is mandatory and must be completed at check-in to ensure a smooth arrival.
