The location is very close to kyoto station, walking takes 57 minutes. The staff can communicate in English but not very well. They are friendly and honest. Our room was clean and cozy in 90 japanese 10 city style with a bathroom inside. Kata dresses were also available in the room. Their mattress was surprisingly comfortable.

We spent three nights here in early April 2014 as part of a twoweek trip to Japan. Please do not anticipate a Westernstyle room with Japanesque flair because this is a citybased traditional roman. It is in a central location, less than a 10-minute walk from kyoto station. On arrival, we were warmly welcomed by a man at the front desk who only spoke limited English, but it was enough to convey the pertinent information. We had a maid at the door with a hot towel a few minutes after being shown to our room which was well received after carrying our baggage from the station. Every afternoon evening of your stay, a hot towel is also delivered to your room, which is a nice touch. We were in a room on the 1st level with views of the main road outside the roman. There are some additional pleasant features in the room, including complimentary toothbrushes, razors, shower caps, and robes. The room has a decently sized fridge, a safety deposit box, and wifi. There are convenience stores nearby as well as local eateries where you can get delicious traditional food at affordable prices. As previous reviews have stated, it is a traditional japanese breakfast, so there is no western option, so breakfast consists of many small dishes including soup, stew, pickled vegetables, grilled fish, rice, and green

The hotel also offers great free wifi and an onset public bath which I didn't use. If you have the chance to stay in a traditional guest house, you should do it. It's a far different style from a western hotel, but it's fun and fascinating. My husband and I stayed here 3 nights in late march after spending a week in traditional guest houses all across Japan. The place was clean and the restroom was secure, cool like an airplane bathroom but with a bathtub and shower. The futons were fantastic and the front desk staff didn't speak any English at all, so they tried to be very helpful and friendly. The location is excellent, just close to fantastic restaurants and Kyoto Tower and Kyoto Train Station. Now, be advised when ordering breakfast, remember that it's a traditional Japanese breakfast that I've been eating for about a week. It may not be everyone's cup of tea. There are fish, rice, pickles, miso soup and tea. Western options aren't present. I enjoyed it a few times, but I had to admit that during this point in my trip, I was craving some cereal! But that's just me. I didn't realize this when I booked and we didn't eat the meal, even though it was paid for on our plan. We sad to admit that we ended up at the delivery

My daughter and I stayed in this Roman for three nights, the first and only on our week trip. Compared to others, this is not pretty from the outside. Yet, the rooms function well and, despite having no English of note, the staff is very friendly and strives to help you. Breakfast was very interesting and worth sampled, at least one time. The Roman is quite near the main train station so you can easily walk around Kyoto on public transportation. WiFi was a bit patchy, but if you're on level three as we were, you'll often get it up in your room which avoids you have to go to the lobby. I did use the start once for the experience which was nice and relaxing, though a little subpar.

According to local tax regulation, effective from October 1, 2018, guests should pay accommodation tax surcharge directly to the property upon check-in (per person per night):

Tax JPY 200 - for room rate of JPY 19,999 and under per night.
Tax JPY 500 - for room rate between JPY 20,000 and JPY 49,999 per night.
Tax JPY 1,000 - for room rate of JPY 50,000 and over per night.
As of 1 March 2026, changed local tax regulations require guests to pay accommodation tax at updated rates, which will be collected separately by the property during the check-in process. The tax is determined by the room rate and is charged per person, per night, as follows: 

【Accommodation tax through 28 February 2026】  
For room rates less than JPY 20,000: JPY 200   
For room rates from JPY 20,000 to less than JPY 50,000: JPY 500   
For room rates of JPY 50,000 or more: JPY 1,000  

【Accommodation tax from 1 March 2026, onwards】  
For room rates less than JPY 6,000: JPY 200   
For room rates from JPY 6,000 to less than JPY 20,000: JPY 400  
For room rates from JPY 20,000 to less than JPY 50,000: JPY 1,000
