Hey there! Welcome to our place, and thanks for taking a moment to read through these simple house rules. We just want to make sure everyone has a great stay!

Please note that the smart lock feature is currently unavailable. A physical key will be provided for access during your stay.

1. Damage Deposit
We kindly require a RM300 damage deposit per stay. Since Agoda doesn’t handle deposits, we’ll send an invoice before your arrival:
- The deposit will be pre-authorised on your card 2 days before check-in.
- If all is well after check-out, it will be refunded promptly.
- For stays longer than 5 days, the deposit will be charged instead of pre-authorised.

2. No Pets, Smoking, Parties, or Loud Music
We kindly ask that you keep the space peaceful—so no pets, smoking, parties, yelling, or blasting loud music. Let's keep things chill for everyone around.

3. Respect the Space
Please treat the property with care and avoid any major or superficial damage during your stay.

4. Noise
We want everyone to enjoy their time, so please keep noise levels reasonable. Excessive noise, disrupting the neighbors, or damaging common areas can lead to fines. Let’s keep things quiet and cozy!

5. Smoking
This is a smoke-free zone. If any signs of smoking are found, there’ll be a fine of RM200 for odor removal and cleanup.

6. Pets
Unfortunately, we can’t allow pets here. If we do find evidence of pets, a cleaning fee of RM150 will apply, along with any building fines.

7. Child Safety
If you’re bringing kids, just a heads-up: there’s a balcony with a sliding door. Please don’t leave them unsupervised in the apartment.

8. Cooking
Feel free to cook, but just a heads-up—the fire alarm is super sensitive! Make sure to open the balcony door and turn on the range hood while you’re cooking. If the alarm goes off, and the fire truck shows up, you’ll be responsible for the costs.

9.EXTRA LINENS
Extra linens usage will be charged for RM100.

10. Laundry
Fresh sheets and towels will be ready for you. Sometimes the dryer may still be running from the previous guest—just let it finish before using it yourself!

There might be linens hanging on the rack at the living room/ room when you check-in due to the previous guests load we’re drying up.

11. Keys & Lockouts
Please be careful with the keys and swipe cards, and avoid locking yourself out. If it happens, here’s what to expect:

(a). Locked yourself out and if you require someone to let you in with a spare key = (RM100)
(b). Locked yourself out and if a locksmith is required to let you in = (Cost of the locksmith + RM100)
(c). Lost or broke a set of keys/swipe = (RM300)

12. ID Verification
For your safety and ours, we ask all guests to provide ID for verification. You can cross out details and note that it's for booking verification only. Don’t worry, it’ll be destroyed after your stay.

13. Check-In/Out Times
Check-ins are anytime after 3pm. Check-outs are strictly before 11am, so we have time to prepare for the next guest. Late check-outs may incur a charge of RM150. If you want to extend your stay, just let us know the night before, and we’ll do our best to accommodate you!

14. Extra Cleaning
Everyone pays a standard cleaning fee, but if the place is left in an excessive mess, we may need to charge for additional cleaning.

15. Upon Check-In
Your comfort is our priority! If anything’s not quite right when you arrive, please let us know immediately so we can fix it. Issues not reported during your stay won’t be considered afterward.

16. Routine Inspections
To ensure everything’s in good shape, we may do routine inspections with 24-hour notice. We ask that the property is kept in good condition throughout your stay.
