Tropical environment & wildlife:
Phuket is surrounded by natural greenery and tropical landscape. Occasional wildlife sightings in the surrounding area may occur, especially during the rainy season. This is a normal condition of the region.

Despite regular professional cleaning and pest control, small insects or harmless animals may occasionally appear, including but not limited to geckos, ants, mosquitoes, cockroaches, or other local wildlife. This is a natural part of the tropical ecosystem and does not constitute a defect of the property nor grounds for compensation or refund.

Natural sounds:
Guests may hear natural sounds such as birds, insects, geckos (“tokay”), rain, wind, or other wildlife, especially at night. These sounds are normal and unavoidable in a tropical environment.

Unexpected occurrences:
In rare cases, birds or insects may enter the property through open doors, windows, or balconies. Guests are responsible for keeping doors and windows closed if they wish to avoid this.

Utilities & force majeure:
Temporary interruptions of water supply, electricity, internet, or air conditioning may occur due to maintenance, weather conditions, government works, or other force majeure events beyond the host’s control. No compensation or refund shall be provided for such temporary disruptions.

Local conditions:
Tropical weather conditions (heavy rain, humidity, heat), seasonal insects, and environmental factors are inherent to the location and are not considered valid reasons for complaints, cancellations, or refunds.
