The room and bathroom were very good, clean and Well equipped, bathroom was nice with a rain shower. The room was comfortable .We received communication, but did not know what room we were in, which was frustrating. Also our room was still be being cleaned after 4pm. When we booked out checkout was 11am, all the communication from open door was 10am, which is very early. The patio garden hadn’t been cleaned, there were still cigarette butts littered over the patio. The location is very good. We managed to get a free parking space outside.

Don't expect toilet paper unless you're willing to pay a massive upcharge! New boutique hotel in mint condition and great location in Maida Vale. Staff (all off-site) was wonderful during booking process online. We were initially told there was AC in the room we booked but then management realized there wasn't so they upgraded us to a room with AC at no extra charge. Bed was comfortable. Kitchen had too many unusable amenities in lieu of just useful space. How anyone could cook anything in such a tiny space when there is nowhere to prep or eat is beyond us. The designer missed the mark there - as well as in the bathroom that has no space to put anything or hang towels. They chose to offer a pretty space vs a functional one. Great spot but when we asked for more toilet paper we were told we'd be charged 30pound fee for it! (Upcharges for change of towels, room clean and yes, apparently toilet paper too.) LOL! They may be biting their nose to spite their face with such ridiculous "options". We booked for a good price before they garnered reviews to build the new venture. We get that. But one small roll of toilet paper for a 2 night stay for 2 people? Give me a break, guys! Save the pots and pans and just give people what they actually need for a comfortable stay. Good luck!
