STRICTLY NO PETS, SMOKING, HOUSE PARTIES, YELLING OR LOUD MUSIC PLEASE.

Kindly treat my property with respect during your stay and not cause any major or superficial damages.

During your stay in my apartment, you are required to be aware of and agree to abide by the NSW Government’s Code of Conduct for the Short-Term Rental Accommodation Industry. In abiding with the Code of Conduct, you also agree to our House Rules.

DAMAGE DEPOSIT
We will hold a damage deposit of AUD500 per stay. Since Agoda does not collect damage deposits, we will send through an invoice prior to your stay to collect this deposit. This will be pre-authorised on your card 2 days before check-in and refunded back to you after check-out if no damages are reported. Each pre-authorisation only lasts 7 days before expiring, so if your stay is longer than 5 days, we will pre-authorise another damage deposit on the 5th day after the first one expires.

NOISE
Treat my neighbours with respect by keeping noise to a minimum and within acceptable levels. Please do not host parties that would disrupt the peace and comfort of my home or my neighbours. In the event our neighbours are disturbed by particular incidents like amplified music, vocals or excessive noise emitted during your stay, an abatement direction may be issued with an on-the-spot fine of AU$200 or more by our local council or the local police station.

SMOKING
If evidence of smoking is found during your stay or right after you check-out, you will be subject to a fine of AU$200 for the removal of odours, debris and such.

PETS
Similarly, if evidence of housing pets are found on the premises during your stay, we will impose a fine of AU$150 for professional carpet, sofa and bed cleaning services along with any other strata related fines for breaching the building code.

CHILD SAFETY
If you plan to bring your kid(s) along, please take note that this property has a balcony with a sliding door.

Please do not leave them unsupervised in the apartment unit.

COOKING
If you plan to cook, that's fine but please note that the fire alarm is rather sensitive, so please be sure to open the balcony door and switch on the range hood while cooking, cos if it goes off, you'll be liable for the costs of the fire truck's visit.

In the event that the smoke alarm is triggered, please DO NOT open the apartment door.

This might trigger the smoke detector in the hallway and rock up the fire brigade, and you will have to bear the cost of up to $3,000.

KEYS, SWIPES & LOCK-OUTS
Kindly be responsible and DO NOT LOSE OR BREAK the set of keys or swipes or LOCK YOURSELF OUT during your stay. If it happens, and/or immediate ad hock assistance is required on site, the following charges will apply to cover the costs of these instances:

(a). Locked yourself out and if you require someone to let you in with a spare key = (AU$90)
(b). Locked yourself out and if a locksmith is required to let you in = (Cost of the locksmith + AU$90)
(c). Lost or broke a set of keys/swipe = (Key AU$99 + Swipe AU$150)

CHECK-IN/OUT
Check-ins are anytime after 2pm. Please remember to contact us before hand to obtain your one-time passcode to the lock box to retrieve the keys.

Check-outs are strictly before 10am.

Please be considerate for other guests that will be checking-in after you.

If you deliberately stay beyond the stated check-out time we will have to charge you a fine for inconveniencing and delaying the next guest's schedule. Please note that we will need time to prepare the property for the next guests so please be considerate.

If you wish to extend your stay subject to availability, kindly inform us at least the night before.

If there is a late request for a last-minute extension on the day of your check-out there will be a fine for last minute check-out arrangements.

ADDITIONAL CLEANING
All guests pays a once off cleaning fee to cover a standard clean and check-in. If you leave the property with excessive mess when you check-out, we will be obligated to report it to agoda and charge you for extra cleaning.

UPON CHECKING IN
Your comfort and satisfaction is of utmost importance to us. If you face any issues upon check-in, please report it to us immediately so that we can do our best to resolve them for you right away. Any issues that were not reported during your stay will not be taken into account.

ROUTINE INSPECTION
To ensure the property is being kept in good condition, we may carry out routine inspections giving guests 24 hours notice of entry. Please ensure the property is being kept in good condition at all times.
