This room was simple, but clean and the shower was good. The owner gave me an upgrade so that I did not have to share a bathroom. For the price, it exceeded my expectations.

Very welcoming, friendly staff. Comfy bed, great wash room, hot shower. Superb continental breakfast comes with your stay. Highly recommended

The hotel is definetely a bit shabby and down-at-heel, but it is clean and the staff friendly. Although it was a shared bathroom this was not a problem. The shower was surprisingly strong and as hot as i needed. The room was small but the matress on the bed was very comfortable. If you're happy with cheap but clean then I'd recommend it. I'd stay again

Overall the room was good value for money, being only 30 mins walk from Reading Festival. Had a very nice check in. The room itself was good, a few chipped paintworks and a very dusty extractor fan in bathroom, but we were happy nonetheless. Only small issue was we only had half a room of toilet paper and on Saturday morning we asked for it to be replaced whilst we were out at the festival. On our return at midnight, no toilet paper was provided, which made things difficult. Would recommend having at least 1 spare in the bathroom provided if the one on the rail is not a full one. Otherwise we had a lovely stay and would recommend if you are looking for a room to drop your stuff, go to the festival or stay most time out in Reading. We would happy come back if at least 1 extra toilet rolls were provided in the bathroom on our check in.

This is a quaint guest house in easy walking distance of just about everything. It's clean but very dated and the room only had one plug socket and we could hear other guests clearly in other rooms. That said, the owner was friendly and kind when we checked in and we had a clean bed for two nights. If you are looking for somewhere to sleep after a long drive and a busy itinerary, this is a great place to lay your head.

Was a little concerned by some of the reviews-admittedly from several years ago-but any worries were groundless. A clean and spacious en suite twin room was perfect for our needs. Proprietor was very friendly too. Our room only had one plug socket, but knowing this in advance from reviews lead to my bringing an adaptor and the slight problem was solved. A nice, cheap place to stay for the festival weekend. I would certainly book again
