We had a lovely stay at Hedley Villa Guest House. From the moment we arrived, martha made us feel so welcome. Our room was spotlessly clean, comfortable, and had everything we needed for a relaxing stay. The location was perfect easy parking . Breakfast was absolutely delicious, freshly cooked with plenty of choice and the perfect start to the day. If you’re looking for a welcoming, comfortable B&B with excellent hospitality, we would highly recommend Hedley Villa Guest House. We wouldn’t hesitate to stay here again. Thank you for making our visit so enjoyable!

What a lovely place to spend our time in Leamington Spa. Martha was beyond accommodating with our checkin, and everything we could ask for during our stay. The place is squeaky clean and quiet. Highly recommend it.

Everything was perfect. Ideally I'd like a mini fridge but nothing else to criticise.

An absolute gem situated very close to all the amenities Leamington Spa has to offer. We received a wonderful warm welcome from Hannah and told to treat it as our own home and come and go as we pleased. Martha greeted us on the first morning and cooked us a fabulous breakfast. First class from start to finish

Lovely little B&B just a short walk to Leamington town centre. Room clean and comfortable. Facilites suitable for what I needed. Very friendly owner. Didn't make it for breakfast but sure that would be the same. Would highly recommend. Will visit again. Thank you 👍

Comfortable bedroom that had everything you could possibly need. The bathroom was tiny but fine for one night. Breakfast was tasty. Very friendly hostess. Nice, quiet neighborhood.
