This is a completely new hotel. The new management is very friendly and has good hygiene procedures. They remodeled the room by adding new design ingredients. And the cleanliness is very nice and the rooms look very good.

In addition to the fact that the price is reasonable for the region with this high quality, I would stay here again. As others have stated, this is a former twostory motel that underwent major renovations. Although the address is Costa Mesa, it is on the southern edge of downtown Newport Beach. It is close to Orange County freeways, and it 55, but you cannot hear traffic in the rooms and the rooms are not crowded. There are some eateries and a convenience shop within a quick 5-minute stroll. It is close to a major highway, the 502. However, the proximity allows for swift access to Orange County highways from about 9 a.m. to 7 a.m. Despite the fact that it is close to the Orange County Freeway, it is still very slow. However, be aware that it 55 between the 405 and 5 is slow from about 9 a.m. to 7 a.m. Management deserves praise for the large open parking spaces. I mentioned it at first glance because, after closer inspection, some obvious shortfalls were made in the renovation. I am a tea drinker, so you wont find a teabag anywhere, which is a surprise because they are only costing a few dollars. The bathrooms are also spartan. As others have stated, this is a historic twostory motel that has undergone extensive renovations. The remodeling is stunning from the inside out. The rooms are spacious, the bedding is comfortable, the air conditioning works well versus many hotels in the area, and the rooms are peaceful. Showers without tubs are rainfall type in a new tile enclosure. The neighborhood consists of mixed businesses, new homes, and older homes. Several restaurants and a convenience shop are accessible on foot in a secure 5minute stroll. While the address is Costa Mesa, it is on the downtown fringe of Newport Beach. Newport or Huntington beaches are easy to do on foot. It is close to a major highway, it is 55, but you cant hear traffic in the rooms and it is close to the orange county freeways. However, it 55, between 405 and 5 is slow, bumper to bumper from approximately 9 a. M. To 7 a. M., management should also get praise for the ample free parking. But this does not diminish the quality of sleep but rather demonstrates that maintaining the condition of rooms like new is constant maintenance. Imagine a latte with powdered milk. Forget the photos provided by the hotel. They are proud of their automatic coffee machine which produces single servings of late, espresso, and other dry goods.
