Check in was quick & efficient. Room was clean with Coffee/Tea making facilities. Plenty of Parking space. Zorain on reception was welcoming & helpfull.

Stayed for 3 days at Queensferry Guest House, Rosyth (Edinburgh) and had a very pleasant experience. The place was clean, comfortable, and well located. Special thanks to the receptionist and the owner Mr. Zorain — very friendly, helpful, and welcoming. Made the stay easy and relaxed. Would definitely recommend and stay again.

This is a very good wee place, very clean a great stopover and very reasonably priced. However I have a few picking points the window is broken and that ment two things one it was bloody freezing in the room and letting in a lot of noise from outside. Oh and I only had a few hours sleep and the owner woke me with a phone call, I did see the funny side

Was a cheap night for a nearby event. Broken bathroom window that didn’t close so had to keep that door shut to keep the room warm.

room was ok it did the job. Could be a bit cleaner and a bit better kept as there was a few areas that could do with repair. but other than that it was a good stay.

We paid way too much for what we got. Rooms are tiny, mattress aren’t comfortable, pillows are worse then flat hospital pillows. Shower barely has enough room to turn around and leaks all over floor, grouting is coming off, not enough room in sink to wash hands. No staff available for questions, only someone there that had to phone staff to ask questions. Only good part was it is close to train line or bus into Edinburgh and less traffic at night then staying in Edinburgh would have had. Don’t get me started on the lack of space to put your clothing or suitcase, the fact the tv doesn’t work or the fact that the walls were papering and we could hear the people’s conversation in the next rooms or the family struggling to unlock their room t midnight while we were trying to sleep. Save your money, stay somewhere else.

Shared canteen area is messy and not the cleanest. Shared bathroom upstairs has a shower which doesn't work. Television didn't work in my room (possibly the remote) - but it was very late and I couldn't be bothered chasing this up. I was awoken by very loud noises of arguing and fighting around 2.45am. I thought something serious was happening - but then realised the person in the next room had their television om at an unbearably loud volume. I obviously didn't want to knock their door and ask what was going on since goodness knows if the person was so inconsiderate then I didn't fancy knocking their door. I thought - surely the owner would do that. The next morning I left and I saw the owner coming out of the room next to the one which had the television blaring all night. I really could not be bothered confronting him. I messaged him later that day advising that I couldn't stay another night and I advised him of everything and he didn't answer. I sent another message asking for a response to my first text and had no answer. It's not the most expensive - but I've found a really nice hotel for the same money and a cooked breakfast with amenities that work nearby. Avoid this place like the plague. Customer care is zero.

Absolutely awful. I booked a week but didn't even stay 1 night. The traffic noise is constant day and night. The guest house isnt as good as a homeless hostel, the shared bathroom badly needs a refurb and the whole place has a really seedy feel about it.

Grausam. Das Zimmer haben wir NICHT gebucht!!! KEIN Tisch oder Schrank. Unsere Sachen konnten wir nur unter dem Bett lagern. Die Fenster standen ca. 2cm offen, was wir mit Toliettenpapier notdürftig gestopft haben. KEINE HEIZUNG!!!! Mini Waschbecken, was soll das????? Alles Nass rundum. Inkompetendes Personal. NIE WIEDER.

We chose this spot because we needed a place to stay that was close to the Edinburgh airport but not in actual Edinburgh. The pictures do not depict the current condition of the “cottage”. It’s much “rougher” inside than what you see on Expedia. The futon beds were very uncomfortable. Spiders in the corners of the bathroom as well as in the shower. Toilet paper roll holder won’t keep the roll on it because it’s tilted down toward the floor and the toilet wobbled while you sat on it. If you’re up for an adventure….this is the place for you.
